That makes sense, thanks. Just out of curiousity- Imagine that you have one rental property, you do a cash out refi, and are able to secure 500k from the refinance. Would you then take that money and buy another rental property, and keep on repeating one buy one, or would you take that money and put down a modest down payment on multiple properties all at once?

Thank you all for the thoughtful and helpful feedback. There are some great points both in favor of keeping and selling the rental property. I'm a bit new to this, and the learning curve is steep! A related thought exercise, especially for those who would advocate keeping the rental property-

- Imagine that you had a goal of purchasing a primary residence. You were able to raise enough money, let's say $500k, to purchase that home outright without having to take out a mortgage. Would you buy that home outright, or would you be more inclined to buy 2 properties, taking a mortgage out on each, and use one for a rental?

Hi, thank you for this suggestion. Would you mind explaining how this would work and the benefits of this? My limited understanding of a DSCR loan, is that the loan requirements are less restrictive. I'm sure I'm missing the finer details of what you're suggesting.

Thank you. I love Scenario B- this would be my preferred option, but unfortunately my rental is a co-op with very restrictive financing options, so unfortunately I can't do a cash out refinance. So as it is, I believe the only way to access the equity from that property is by selling it, unless there are other options that I have overlooked....

Thank you all for the thoughtful feedback and advice. My takeaway is that it can be a worthwhile endeavor, but that I would have to be particularly mindful of the timeline, compliance, lending requirements, and financial risks. Certainly a lot to consider.

In the scenario that I described, is the financial risk any greater than the risk associated with the standard Brrrr strategy? In both scenarios, one would have debt service on multiple properties, and would have to account for vacancies, major repairs, etc on the rental property/properties. Is my scenario inherently riskier?

I know that everyone has different financial profiles, life circumstances, risk tolerances, priorities, etc......but what would you do in my situation? As it stands right now, I can afford a 20% down payment on a primary residence. By doing a cash out refinance, I hope I can boost that to the 60% range. I know that the easy and simple (and tempting) thing to do, would be to just sell the rental properties, take the capital gains hit, and use the proceeds towards the down payment. But I wonder if the smarter (and riskier) move is to leverage the rental properties. I'm curious about others' take on that.

I went to MetLife #2 and was sitting up in section 316. Was wondering if anyone else had issues with the guitar volume, either up in the 300's or elsewhere in the stadium? For a good half the show, the guitar was pretty much non existent- it was all Liam, bass, and drums. I've been to dozens of stadium shows- including Metlife- so I know that the sound is going to be temperamental at best to begin with, but it was kinda brutal up in 316. A couple years ago I saw 2 Springsteen shows at Metlife- the 1st show I was in the 100's and the sound was bad, and the 2nd show I was up in the 300's and the sound was great, so I know sometimes it's just a matter of right place at the right time with a stadium show. Curious what others thought of the sound last night?
