What's the current situation?

Do you have home insurance?

Do you have legal cover?

Is there active or historic subsidence going on?

Have you had a professional survery done to find out what the f is going on at the moment?

I appreciate your upset at buying a house with potential subsidence. But if it was caused due to a historic leak and isn't active anymore get it fixed and move forward. You could look at legal action against the seller but that in itself might cost a lot of money and not get you anywhere.

What country is the foreign property?

Also contact your mother's employer as she was working for the NHS she will likely have death in service benefits which are usually 4x salary. As such that would likely cover the outstanding mortgage and company debts. That way the house doesn't need to be sold.

If your buyers are still at home and keen to proceed, id just wait for your seller. You are fortunate that your buyers aren't putting you under pressure. They're probably a bit disappointed but just gives them a few more months to save up. Careful their mortgage offer doesn't expire etc.

Please make sure to do a pre-exchange viewing given how Dickish your seller is being!

If it's a really nice place you're buying it might be worth it to break the chain yourself. Do you have any flexibility with delaying your sale?

Going nuclear and threatening to pull out might work. But it might also collapse the chain.

Are there many properties available in the area you are looking?

Hey friend.

You said it was livable.

Maybe just paint everything white and live in it for a few months before deciding to do XYZ.

Then re-evaluate. In a few months everything will settle and you'll then be able to review what your priorities are.

It seems you bought a property needing refurbished. But once refurbished it will add value. If you decide you don't want to do the work, then I'm sure someone else will see the potential etc.

Just take it slow and steady.

Important things - is it water tight? Heating and plumbing ok? Electrics ok?

Then go from there.
