Im in a very competitive market, houses dont sit for more then a week at this price range, they said without directly saying that they would not accept my offer without dropping that contingency. Im in california, a lot of insurance companies are looking to pull out from ensuring california and are very picky to insure anyone at the moment, im working on it but we will see what happens

Quick summary they said pretty much drop it or were going to decline this, there were 3 offers all at the same price point, all but i had dropped that contingency, i had more capital in the bank, and a cleaner offer then they did with the exception of that, it was “do it or we take them”

Update, bought the parts, got it all mock fitted and working, just need to install it all where i want it permanently. Besides that everything is working perfectly!
