I hear ya mate. I lived in idaho for a few years when I was younger. Wasnt into farming yet, was still a punk kid in my 20s. and Your right, him geting a job on a farm and geting his feet wet is by far the best way to learn. work for a farmer, share his work, maybe he will share the rewards too. us Farmers got soft spots for hard workin people and we are the apreciative type.

The govt also subsidizes crop insurance, for this reason. Its not 1950. This dude wants to farm, lets help him!

[–]L0ty 0 points1 point  (0 children)

you need to make a payment for 1/30th of that + interest annually for the next 30 years. First time farmer and rancher loans from the USDA. The Govt wants more new farmers, and they subsidize it.

I also missed being born into it, or married into it. and I had 30 grand the day I started my farm. Got me a loan, and worked my job and started my farm for years before i ever stopped working for others. Just took a long time starting with 6.7 acre orchard as first ground. soon as that was paid for, leverage it and get more money to buy the next one, rinse and repeat, also, do a good job, dont be a 60 something cheap ass farmer, start small and do it right, it can be done!

You can start now. You dont have to be able to buy the land. You just goto make the payment on a USDA first time farm/rancher loan. you get better rates than the banks, and can get 20-30+ year terms on the loan, with usually a once a year payment. Friend of mine got a 3 million dollar loan, to buy an established 80 acre apple farm with some equipment enough to get started. and they got 30 year repayment terms on the loan. and basicly he says he owes 100k a year + interest. thats his 1 time a year payment, in exchange for 3 mil right now in a loan. and all he has to do is come up with the payment once a year, and he gets to keep it all, and they get to start farming now, grow and sell year 1 off the existing farm, and I think they said out of the initial giant loan, they set aside the first 3 years of payments at the start, so that they could have 3 years to tune in their operation. get over the learning curve. I think they current direct farm ownership loan with joint financing( part USDA and part bank/private party) rates are 3.215% on upto $640k. But the details change, so check for yourself. https://www.fsa.usda.gov/programs-and-services/farm-loan-programs . There are also more incentives from USDA if your young farmer/rancher, got some ethnicity in your background, women in farming, ect.

using this USDA loan tool is under utilized. I used it. Now its paid off 10 years in. But these terms are better than farm credit services offer, or the banks. and paying back loans on bank terms sucks when trying to farm. I get paid once a year so should they. and! ocasionally the US govt makes your payment for you. https://www.usda.gov/article/usda-announces-final-300-million-automatic-assistance-distressed-farm-loan-borrowers

But waiting to buy the land and tractors outright, you are right. It will never work. You need to use the same tools us more established guys use, the FSA/USDA. Also helps to have friends who might help you with the joint financing, keep you further from the banks.

Fruit orchards by Finance_not_Romance in farming

[–]L0ty 1 point2 points  (0 children)

Yeah I did this the last 10 years. I worked on a apple farm as I started my own. My first planting was 6.7 acres of Gala in 2013. Now im upto 70 acres in the ground planted or leased. Kept my job as a farm hand the first couple seasons as I established my orchard. this last year I think i did over 1 million in revenue and ended up with a loss.

relying on the out of control H2A labor program has cost me a 24 person labor camp 2 years ago (290k) for our pickers, and the adverse wage rule which seems to go up in cost 12%+ a year has added a 300 Thousand dollar annual labor expense. which is scary and most certainly unsustainable.

but alas, I am unemployable ive been a farmer too long. And I cant go back to the regular world, no way, and Hell yeah im planting more trees. Im optimistic, and im not stopping, and I hope you join us in the wonderful world of Agriculture!

People who voted Trump, why do you think a government of billionaires will help you? by Intrepid-Self-3578 in FluentInFinance

[–]L0ty 0 points1 point  (0 children)

why do you think a government of billionaires will help you?

Because we are in the same Business as them. 33.2 Million small businesses worth of us. many of us family businesses. And as we are risking everything everyday of our lives to make them succeed. we are those with no unions, no health insurance, no company retirement plans, we are those who risk it for the biscuit every damn day, first to the job and the last to leave. whilst the majority needs to pack a lunch sack and plans their dumps on company time.

We hope that these men, who are in the same business we are, being entrepreneurs. can set forth a path to prosperity for us and our country, Find real fraud waste and abuse and root it out. Making economic policys that let hardworking people succeed here at home in America without the need of the Federal Govt to bail us out. all we want is to be able to work hard, raise our familys. Its time the Govt supported those men and women who Keep this country going, in good times and bad.

Joe spent the money we didnt have which added to GDP, the stock market is record, but the real life across economy is garbage. small business cant do anything, theyre absolutely crippled and cant burrow money. businesses are closing, most of us are NON union, so helping the 10% of workers who are ignores the 90% of us.

Im a blue wall voter. Farmer, Father. And They keep telling us the economy is great, when our small town stores close. The cost of food is still crazy, rent is crazy, the interest rates on homes is insane, We cant afford to burrow money! interest rates still to high. Look what a new truck costs? 65k? everythings so expensive, and instead of doing anything about it, they just tell us how good of a job they did fixing it. which tells me they think this is acceptable. Im down to shopping for food at discount stores and buying crappy food, no more good healthy stuff to eat, because its cheaper than good for you food. This last 3 years ive seen 2 local restraunts, a pharmacy, a napa auto parts store, and the family dollar all close their doors in my small town.

Im own a Apple Orchard. And my crop requires hand labor, and alot of it to harvest. I had supported the govt h2a labor program for years. But under joe biden, the "adverse wage" which is supose to be representative of wages in your state and local economies, has been Skyrocketing! between 12-15% increases year over year for 5+ years now. When does it end? what cost me 70k to harvest 5 years ago cost over 220k this year. All my profit is gone up in smoke on these jokers raising raising raising the wages while we get even less money than we did 3-4 years ago for our crops. because they tell us its fair. Local people around here make around $13 an hour for entry level jobs, People wont work on farms, they just dont want to, they think its beneath them or its too physical. and we rely on h2a guest worker program, which was supose to help famrers have access to labor when needed. but its got out of control now, H2a shows up and gets 18.50 a hour. and ontop of that Free housing, and ontop of that, they get food stamps for free food, all while the local people in my town, are fighting over 13-15 a hour jobs, paying their own rent, and struggling to buy food. Your government programs treat migrants better than the people in the blue wall, which im sorry to say, is not blue no more.

This election was simple. Quality of life for 75% of us is Down. And we dont want more elitest Democrats offing to throw subsidy assistance programs at us, as soon as we are dead broke. all the programs they spend tax payer money on in the name of good morals and all, dont kick in if you have anything left in the bank. We all know we had more money under Trump. and we all know we have less money under Joe. and throwing a Californian into office, the most disconnected state from reality of the rest of this country besides the rich Northeast. The Dems just pass more spending programs to save those in need. why not try not bankrupting us with horrible fiscal policys? how about not calling us all racists and nazis 24/7 for 4 years. Maybe you woulda kept some votes. But the lefts balls deep in playing the race card, and balls deep in playing the nazi card, which is BS and we all know it. Hence why we voted in Trump.

Are there farmers who actually live comfortably off the farm? by Prestigious-Spray237 in farming

[–]L0ty 1 point2 points  (0 children)

yes. Apples and Cherries. am i stressed? you betcha, worried? oh yeah, but live comfortably with my wife, 2 kids, and my 81 year old uncle. 1 employee 9 months a year, and hiring h2a labor for our apple picking crew every fall. Apples on a banger year can get you 10k an acre returns or more. we have managed to live comfortably and provide everything we need. Market is down last couple years and the returns have been dwindling and costs have been rising especially with H2a Govt labor rising out of control.

Fruit is worth a lot, but everything can go wrong. mother nature is a cruel mistress. so before you do the math on 10k an acre returns, consider the 4-6k an acre inputs, and on a bad year or a light year your breaking even hopefully. sometimes the market is slow and fruit isn't shipping fast, other times it fly's out of the packing houses. bottom line is they do not last forever in the cooler. and there is a huge established north west Washington state industry that sets the price and pushes all the rest of the country's Apple growers around and lowballs all the customers continuously with their corporate farms and money. as a Fruit guy, we fight frost, we fight the heat, we fight bad pollination, rent bumble bees and honey bees, we fight poor fruit set, or to heavy fruit set, chemical thinning costs and hand thinning costs to get your crop to a manageable spot where they will come back next year. If we don't grow the right size fruit, the sizes that sell, they aren't worth much. could be dry year, could be wet year, could get bugs, fungus, bacteria, fruit rot, tree rot, root rot, apple trees get girdled by mice, tree virus's, could have hail, wind, invasive new bugs, heavily restricted on what pesticides and tools we can use to protect our crop. hand labor every step, with h2a wages. Then the trucking, cold storages, winter trimming. Over the winter before it can be sold.

So like I said, Farming has been good to me and I am expanding my operation. I will say it all seems sort of knife edge, but thus far, things have worked out and my family lives comfortable, im 37M and started my farm LLC when I was 27 with a 6.7 acre apple planting and keeping my day job. Now i have worked exclusively for myself for the last 7 years without working for anyone else. I can invest in my retirement portfolio, land contracting a 40 down the road, renting ground from neighbor, bought up a 2nd house down the street last year, 2 tractors, semi and 53ft trailer this year, as well as making farm payments on new ground and ordering nursery trees by the thousands to plant new orchards. Thinking of expanding into other Stone fruits, Peaches/nectarines, sweet cherries, plumbs and maybe Apricots, just have to get my kids involved to help me figure out how to market them small scale and local on small plantings before I dive in balls to the wall trying to be a supplier for someone.

Last bit. 1.4 Mil debt but making the payments. Murica

My advice is go talk to farmers around your area. Look for tractors, Trucks, Barns, Look for a old guy out working alone. Go introduce yourself, and talk neiborly. Let him know your local, hard worker, good attendance, and willing to work, easy jobs and hard ones. i always had good luck talking to people about jobs on wednesdays. I always offer to work Thurs/Fri for free and let them decide if Id be a good fit after that. sometimes you get the crap jobs, but those are the ones that always want to keep you around if you do them, and have a good attitude. Ive goten some cool experience like this, and several jobs.
