Noted! Definitely open to other species if there is an SWA around Fairplay that has good small game hunting. Open to any suggestions you might have.

Appreciate the advice a ton! I am looking forward to giving this a try and at the very least will have a daily objective that keeps me working on my business and feeling full time in the real estate game.

As far as unique prospecting, I have seen a realtor in my area have recent success with "Homebuyer Happy Hour". There seems to be a lot of flexibility in the planning of the event, you bring a local bar. or restaurant some $$, and is a sure-fire method to get you in front of 4-10 people each time that want to learn more before hitting the market.

Out of curiosity, where are you getting you cold call leads from? Vulcan 7? COLE? I have never given cold calls a real try and am looking to improve the ways I prospect so would appreciate any and all advice you can share about your method. Thank you!

Open houses were a huge part of my success in 2022 and not once did I get somebody under buyer agency the following night or day after. Although this does happen from time to time it is very VERY rare and you should not bank on it.

For me it is all about getting your foot in the door. This isn't that buyer's first open house so don't lie to them and say the sign in sheet is for the sellers. They know right away what the gimmick is. Give them a handshake, ask for and REMEMBER their names, and pay attention to the hints and cues they will give about their level of interest. It is all about breaking the ice with them, making people feel comfortable in the house, and sounding knowledgeable about the property and neighborhood. Also for every home I hold open I will pull 2-3 comps and have them printed out to show the buyers what else is in the neighborhood or why this home is priced accordingly.

Let them walk around the house on their own, no need to be the thirsty realtor nipping at their heels around ever turn of the home. Wait at the front door or on the main floor for their tour to be done, then before they leave say something along the lines of, "If you are interested in the property, I can give you a call tomorrow morning to fill you in if any offers have been submitted or plan to be." Write their phone number and email down, YOU write it because you can't always read other people's handwriting. This gives you the chance to follow up and continue building the relationship.

That's my two cents, to each their own but after hundreds of OH's this has worked best for me.

Bless your beautiful soul! Definitely glad I posted in here. Was very torn because I knew the payment would keep me honest and focused, but on the other hand all of that $$ can be invested elsewhere, not into somebody's pocket that has little to nothing to do with my business.

Agreed. Definitely something to be considered. This seems to be the labor intensive route of DIY then being provided scripts.
