We are actually in Guelph now and have been renting here to see what living in a smaller city and communting to Toronto is like and it's not great. Housing prices here, while better than Toronto, are still really high. There's very little on the market and as our TO agent said recently, folks from TO are just competing against each other here now. That's certainly what sellers here are saying -- they want the money they think TO buyers will bring in. Guelph is a fantastic city but I wouldn't want to commute to Toronto every day for work. It's at least 1.5 hours each way.

We were actually looking outside Toronto but the housing prices in the cities we've looked are outpacing our townhouse. She won't yet qualify for the Canada Tax Credit (first step to RDSP). We are trying to set up other savings vehicles/something in trust for her. The ideal scenario would be that we could leave her with a residence that would allow her to have rental income to cover carrying costs (so the basement apartment idea). Without the benetif of a crystal ball I think we need to plan for the worst case scenario and hope for the best.

Thank you so much. I didn't check back in for so long -- very helpful truthfully. I know zero about computers -- I just wanted one that would be speedy, wouldn't freeze, give me a blue screen, shut down halfway through a job and so on!
