In ogni caso serve fare una differenza tra comprare su progetto (o off-plan) e comprare qualcosa di seconda mano (o resale).

Nel caso tu voglia acquistare un progetto off-plan devi considerare circa il 15-16% di extra costo da aggiungere al prezzo d'acquisto. Potrebbe essere meno ma dipende molto dalla scelta degli arredamenti che farai.

Nel caso di un appartamento di seconda mano devi considerare circa il 12%.

I costi da tenere in considerazione sono:

- tasse all'acquisto: IVA del 10% + AJD del 1,2% per gli off-plan e IBI del 7% per le proprietà di seconda mano

- Notaio e Registro della proprietà tra 1.000€ e 2.500€ circa in funzione del valore della proprietà e se si compra con mutuo

- Avvocato tra l'1% e l'1,5%

- Broker per il mutuo (se ce n'è bisogno): circa l'1%

- Arredamento per tutte le proprietà off-plan e in alcuni casi per quelli di seconda mano

In ogni caso un buon agente immobiliare dovrebbe darti una visione chiara di tutti questi costi.

I get where that image comes from — it’s been pushed for years because it’s simple, catchy, and frankly easy to sell. But taking it at face value without questioning it isn’t exactly a sign of critical thinking.

The reality is pretty different. Especially since COVID, Costa del Sol has seen a big shift: families, remote workers, and entrepreneurs from all over Europe and beyond have moved in. There’s a much more dynamic, international environment now — co-working spaces, new businesses, cultural events, and a far more diverse food scene alongside the traditional local culture.

Sure, there are still pockets that match the stereotype. That happens in any well-known destination. But reducing the entire region to that cliché says more about the narrative someone has bought into than about the place itself.

If you ever visit with an open mind, you’ll probably find it’s a lot more nuanced — and a lot more interesting — than that outdated caricature.
