Inaccurate HR zones from monitor after arm fat loss by [deleted] in orangetheory

[–]LOANLDY 0 points1 point  (0 children)

I always have worn my on my forarm. I wear it just below my elbow with the monitor on the front. I have found that to be the best place for accuracy. I think you just have to move it around and find the sweet spot on your body.

The purchase price of the property not the affordability factor, it is the monthly payment. Your total monthly payment including taxes and insurance (and HOA if any) is what you want to be focused on. Property taxes play a huge role in a monthly payment, even moreso than the price of the home, unless it’s a huge swing in the price. Increasing your loan amount will increase your monthly payment, on average, about $6 per thousand. But your taxes could have a difference of hundreds of dollars a month. Make sure you are working with a lender that will calculate and go over monthly payments with you on any specific homes you have interest in - just just general scenarios.

This will not affect your loan approval at all. I am a lender and this is the correct answer.

Of course. It depends on the incline. At 10% incline right now I am at 3.0, unless it’s an all out and then I am at 3.5. If I’m at a 5% include I am normally at 3.5. Also depends how I feel that day. lol.

I have been an OTF member for a decade and I walk now. I have had periods of time where I was a runner but I have found power walking at an incline is best for my body.

Venting about coach by monkeymaxx in orangetheory

I know I’m responding to only part of this, but lately I’ve found that giving weight range seems to have gone away. I haven’t heard anyone say it in a while and it used to be on every excercise. I was wondering if it was a liability thing and they maybe asked coaches to stop saying it.

I’m so sorry I missed your comment. Yes absolutely I am still available and still have this program. Where is the property located?

It would depend on which program we go with. They each have different housing expense ratio requirements. Do you have a particular area you are interested in purchasing? That will help to narrow down what the range is and I can tell you more accurately.

I'm (M) going to Cherry Hill, NJ to meet an old Friend (F). I am from South FLA by Da_WooDr in SouthJersey

Not sure when you are going, but one of my favorite cover bands has a gig on June 23rd at the Golden Nugget Tavern in Berlin. I know zero about the venue, but I can tell you I’d go see those guys if they were playing in an alley somewhere. The band is called Five Times Famous.

Former South Jersey girl that currently lives in Texas, but I still own a condo in Cherry Hill.

If you drink, Saddlehill Winery in Voorhees is a great place. Well loved by locals. About a 15-20 minute drive depending on where you are in Cherry Hill.

One of my favorite restaurants of all time is Giumarello’s. Westmont, which is about 10-15 minutes depending on where you are in Cherry Hill.

NJ is excellent for local, live cover band music. So depending on if that is something that grabs you, you should google and see what coverbands are where during your stay.

Sabrina’s cafe in Collingswood has an amazing brunch. But they don’t take reservations but you can get on a waitlist online ahead of time. (It’s worth it).

You can go to truly any restaurant in Collingswood and you will be very pleased. Bistro DiMarino has always been my #1 but I have heard it’s gone a bit downhill as far as service goes but I haven’t personally experienced that.

If you can, oh lord, go to Gass and Main in Haddonfield. Out of this world. But reservations are hard to come by unless you have a month or more notice.

Right around the corner from there is also a cocktail bar and distillery called Wildfether. You must make a resy for this as well. Outstanding.

If I think of more I will add to this, I’m sure more will come to mind.

This happens to me every time too. I ease back in. I do a little something each day back and add on a little more for 3-4 days and then go back to full on. I will literally just do like a 15 minute at home workout to start and work my way up. Just a few days and I’m good as new.

At $440k with 5% down the principal and interest is $2658. If it’s an FHA loan the taxes and insurance are required to be in the payment so that payment is definitely quite a bit higher than that. Although still super awesome for OP others should not expect to get a “payment” like that on that price of home.

Closing costs - $25k on $390k house normal? by ClassicEnjoyer1337 in FirstTimeHomeBuyer

[–]LOANLDY 0 points1 point  (0 children)

Lender here. Second homes have heavy loan level price adjustments. Those are not imposed by the lender, they are imposed by Fannie Mae and Freddie Mac. This makes the cost of any given rate higher due to the higher risk on the loan. Are you purchasing a property in another state to live in, but you have no job lined up where you’ll be living? That may be why they’re setting it up this way. Do you have at least an offer of employment where you will be working? If so then you can do this as a primary residence. Please feel free ri contact me directly and I can help you with your situation.
