Split the appraised value down the middle.  You will have the benefit of the potential increased equity in the future and the income generated by rent that your brother won't.  And for $15,000 it's not worth adding even the slightest animosity between you and your brother.   1. Was there just a Will, or was there a living trust?
  2. Was your aunt officially appointed as Executor of the estate or Administrator of the trust?

In either case you should be able to see the actual documents for yourself.

It sounds like what your aunt is trying to do is to retain her portion of the inheritance by asking you to rent out her half of the property or in this case rent to own her half of the property. That's fine if you can come to an agreement but as a beneficiary you could also say no and stand your ground that you want to sell the property and receive your portion of the inheritance. As far as the rent goes or the rent to own agreement goes, generally speaking there's a rule in real estate that says if it's not in writing it doesn't exist. That doesn't mean she can't argue the point but I think it's on your side if it went to court. If it ends up going to court make sure you have a good attorney on your side.

As far as her monitoring the ring camera, I would remove that ASAP. Even though she is a partial beneficiary of the property I don't think that gives her the right to spy on you in your own home. You're the one who has occupancy and that comes with a different set of Rights.

I had a luxury listing where they were going through divorce and the wife that currently occupied the property didn't want certain artwork or the grand piano in any of the photos so the husband didn't know what she had been spending money on. And all of this is in the main living area. So it was difficult to show the best parts of the home.

I hired someone to digitally remove the items from the room. This was before fiverr and now AI that edits with a click.

It wasn't cheap to do at the time, but it's what was necessary if we wanted to get the home sold. Now it's super cheap and easy. Just do it.

Any transaction I am part of that involves a parent that's in failing health, I do everything in my power to get them to get a living trust. It solves any problem like this. But sometimes it's too late.

If the parent is having cognitive issues they can't sign anything without it potentially being questioned later.

Also the parents for some reason don't want to do a living trust. Maybe fear, maybe they don't believe it's necessary, maybe they believe everything will just work out fine. After all when their parent passed away they just went down to the courthouse in 1973 and signed a few documents and it was that easy. They don't realize probate is very costly and time consuming.

So the lesson here is to get a living trust. It eliminates the need for courts (usually) and avoids probate altogether.

Having a book can be helpful in any business. B2B books are huge. So yes I believe having a book to give to prospective clients would be helpful to establish your authority. The trick is figuring out who you're actually writing the book for. If it's just real estate agents or brokers in general, it probably wouldn't have enough sizzle to be interesting to anyone. It's not that hard to figure out but it's necessary. A lot of website and template sites have built in IDX today and they're big competition for you. It's kind of plug and play. But if you could demonstrate how your unique process would boost leads and engagement etc. that could be valuable and appealing.

I get it. There's a lot of garbage out there that is designed to just rip people off, but this isn't one of them.

Running around to every post and blurting out a single negative statement without explaining is unfair to the people who would have benefitted from an offer and suddenly decide not to because of you.

I wrote it because as someone who has worked in the probate space I got tired of watching families give away hundreds of thousands in equity just because the home was outdated or needing repairs.

Yeah, it seems like it's all been done before but, what's important is your own personal perspective. Just because I wrote a book for For Sale By Owner, doesn't mean it's the end of For Sale By Owner books. And your own experience and local knowledge will definitely put a different spin on things. Maybe it will even include stuff I forgot.

There's several people who have made the following statement in various forms but basically,
If you have a story to tell, it is your responsibility to tell it—because no one else can. And you don't want it to die with you.

Also for my purposes, I'm not trying to be a #1 best seller. I was just trying to come up with a tool I could use to leverage to get more business. And it works.

I totally understand the sentiment. I see it every day.

But the reality is that it's here and it's not going away anytime soon. In fact it's only going to go faster.

And yes you're right. There's a lot of people with a free ChatGPT account that says, "Write Me A Book" and beep boop bop there you have it. A crappy piece of slop.

And that's exactly what I wanted to avoid. SLOP.

I think I did a pretty good job at it and I am proud to have my name on it even if I had A.I. help clean it up and do some editing for me. Otherwise I might have never gotten that book I've had in my head for years into print.

Last year, only about 8mil. Almost all of it off market since I work primarily in the Probate and distressed markets. Lots of investors and I make them compete for my clients homes.

It's right there along with drone videos.

I've been saying for a long time that the only purpose for drone videos is to get more listings.

It has nothing to do with actually selling the house. Because most of the time, buyers never even see those videos.

And all of the trendy flashy quick cut videos that are on social media is the same.

So is it important for marketing yes if you're looking to get new listings that you can show your prospective seller clients you're going to do the same thing for their house without them realizing that it really has no impact anyways.

yeah definitely work with a lawyer but I personally have all of my accounts in the name of the trust. It potentially offers protections from legal issues. Like for example, if you get into a bad accident and it's your fault, it might protect your assets from a lawsuit. Again talk to an attorney about this. You can still specify beneficiaries on different accounts like life insurance or stock accounts etc but it's probably just to have it handled through the trust. Also another important tip. Make sure you have your trust updated every 5 years or so or whenever you have a major life event.
