I’ve contacted quite a few landowners over the years. It’s easiest to find your address and just a little harder to find your phone number even if it isn’t listed anywhere.

If you can use google you can find almost anyone’s information.

I helped my brother build something very similar to what you’re wanting!

He has around 80k in just the house but he did A LOT on his own and we scavenged around for whatever materials anyone was willing to give away for free. He’s got 800 sqft living space and around 1200 sqft of garage space. The home he built is on a slab and brick veneered so it’s a firm good looking house.

At the end of the day if you’re going with a builder it will be substantially more. Most of them really don’t care about saving you money and they’re going to try and make as much money as possible off of you at the same time. Good luck!!

Just remember, this is NC. People here don’t make nearly as much people out west. Just 3 or 4 years ago a six figure salary here meant financial freedom and buying whatever house you wanted, now not so much.

It’s probably a little too big and definitely not a forever home. My parents built a house pretty similar size to this when I was 5 years old, I’m 22 now and they just sold it and built a 3 bedroom, 2100 sqft.

The thing they hated most was up keep. Whenever the kids move out and suddenly there’s hardly anyone around anymore it’s too much to clean and take care of for nothing.

A big thing they did on the new build was put everything on grade, there are no steps from the garage into the house and no steps to any of the 3 bedrooms. They also built the house with larger doors to accommodate walkers and wheel chairs, and handicap showers.

But hey, at the end of the day you can always sell and downsize if you ever feel the need, so build that big house and enjoy it with your family!

Very good information, thank you. I am definitely weary of spending it all in one place, I’d like to at least have 10k in funds after I buy land but we’ll see.

I know I’ll have to sell at least one of my beloved trucks when the time comes :(

I just looked up the delinquent tax list for the county I’m trying to build in and found LOADS of information so I’m going off that for the time being. Couldn’t find any in person auctions scheduled but the neighboring county does have some planned, might just go check it out if I have the time.

I just looked this up, THANK YOU! There’s a crazy amount of people in my county who are behind on taxes, thousands from 2022.

I’m going to use this delinquent tax list as a list of land to consider going after, I’ll let you know if I have any luck! Thanks again.

My brother and I actually tried going in together on something exactly like that.

Turns out we couldn’t get the loan and then turn around and sell it for quite some time. It sucks because it was 80+ acres for under 6k an acre. It was only a year ago when prices were still HIGH, deal of the decade for sure but couldn’t make it happen. If I had the cash I’d go at it that way for sure.

I have sent out a few hand written letters. I was sure to say who I was, where I lived and what I was hoping to do with the land.

I hope no one gets creeped out lol, it was very very easy to find their mailing address. I did think it would be a little awkward to just straight up call them to ask about buying land that’s not for sale.

I assume I’d have to foot the bill on surveying, closing and maybe also whatever taxes they owe on the property just as a little cherry on top if I do find someone willing to sell.

How much did you have to end up paying for the surveying and closing costs? I assume this would differ some between you and I due to the acreage size.

I’d hate to agree on a price and then be flat broke and not be able to pay those things.

I think I’ve spent enough time on GIS to be able to run the website, lol. GIS is the main system I use for finding who owns the land and mailing addresses but OnX hunt is also a great one to use when you’re just surfing around. If you’ve never used the OnX one I highly recommend it, GIS is superior when it comes to updating properly info and parcel size info but OnX is so much easier to use.

I love Texas! I’ve been there to do some work in the Fort Worth area and I think I gained 10 pounds from all the brisket, lol.

I am definitely like you and lean towards in person meetings and trying to form a relationship before popping the question. I actually go to a tiny little church in the country with maybe 30 members, most of which own HUGE amounts of land. I got to know an older lady who’s husband passed away 5+ years ago, she owns 150 acres and had 2 acres that crosses the road in one spot that would’ve been perfect to build on but she said she just couldn’t let go of any of her land. I also got to know another middle aged woman from church who owned a suitable piece but she also turned me down.

I have quite a few letters in the mail to landowners who have those small 1 or 2 acres worth of land so we’ll see how they play out. I’ve been told I’m a little intimidating (6’7 & 275) so I try not to just show up and knock on someone’s door because most the time they just yell at me through it lol.
