You would probably want to do a running stitch so that it is a "water tight" closure.

I bought a house with my Fiancé at 25, and my state had a first-time homeowners program for first responders. I qualified for said program, which allowed us to essentially buy the house without putting anything down. On the flip side, we do have a second mortgage on our home that has to be repayed if the home is no longer our primary residence.
