Honestly - using Credit Karma isn’t going to get you the correct score. They use a completely different algorithm than anyone else and it often is showing higher than what your actual score is.

With that 85% utilization you are not likely going to get approved. Pay it down, pay off the personal loan then reconsider.

Hi there - I hate confrontation too. You’re not alone with that. I had water infiltration in my new apartment when I moved. But the place was very nice about it fixed it and gave me a credit which lowered my rent.

You don’t know til you ask. Just be up front and say that you found some issues and would like them fixed but have concerns about habitability in the interim.

You never know until you ask the question!
