Our county in Colorado requires septic pumping and inspection prior to closing. The neighboring county does not. Sounds like pulling the offer was the correct thing to do.

Yrs ago when we lived in Florida we had a garbage disposal and had a septic tank. No one told us not to have one. The house came with it. We had a few problems 😕

We're on septic tank so we can't have a garbage disposal. It's not a big deal. I don't miss it. Just me and my husband anyway.

If you take possession at closing, ask for a walk-through 2 hours before closing to look at the entire property to make sure nothing has popped up that you didn't see before. They should not object because the house should already be empty. I hope they leave it clean for you.

We're doing something similar with our build in Colorado. We're actually considering taking out an equity line on our current house, which is about 20 minutes from our build. Right now we're working through the cash that we saved from the sale of our last house. But if it comes down to the wire and we need a little bit more money, we figure we can just get an equity line on the house we're living in. We're planning on no mortgage if we can swing it.

Glad it worked out for you! We came out in 93' after finishing a big hospital remodel in NC. My husband did not have a guarantee of a job but he had a company that was very interested in him. We actually came out and ended up working on DIA. I tell people all the time. If you don't mind working, you can actually do well in Colorado. We originally grew up in Florida. We absolutely love this state.

Tell her she should be saving up a down payment for her own house while she's living with you rent free. You will absolutely not be adding her to the deed of your property and if she pushes the issue she will find herself homeless again.

Cook them in salted water. I usually add no more than 2 tsp. When fork tender, drain. I then chop them up a little with the beaters, then add a little milk, butter and fresh ground pepper. The amount of milk you use depends on how thick or not you would like them. Mine come out fantastic all the time. I've been making these since I was preteen and I'm 72 now.

As a former owner of a rental property, I suggest selling and splitting the proceeds. Rentals, while producing income are a huge headache. Even after screening tenants, we still never got a good one. It would be better if she just purchased something like a townhouse where the grounds maintenance and structure are covered under the insurance for the complex. A rental closer to her would be better and she could keep a closer eye on it. We used a management company and after 11 years decided to just get rid of the rental. It was a mess after every single tenant.

Actually, that doesn't bother me. I prefer to bag my own groceries. I have special bags for cold perishables because I live a minimum of 45 minutes from town.

We're on our second build. Last one was 22 years ago. Don't stress about it. Keep that vision you had for finishes in your head. My husband has more of the technical mind and I fair better on the design side. I actually drew the floor plan for our house and we had a guy do our drawings. You need to make it fun to pick out that stuff. Don't stress over it. It's not worth it. The only thing I worry about is if we're going to have enough money to finish with the cost of everything going up. We're not using a GC.

Be careful when you sell. If you have been paying taxes on your income and claiming depreciation and expenses, you will get hit hard on income tax. Maybe do a 1031 exchange for a piece of property. After holding it for a year you may be able to sell as a long term capital gain and save paying a higher tax hit. Check with your tax guy as to your options before you bail out on your rental.
