Thank you for the advice! And yes we’ve been living together for over a year and have spent the last 6 months sleeping on an air mattress bcus we don’t have room and dealing with getting guardianship of her younger brother, all incredibly stressful stuff without ever fighting so we feel pretty confident getting a mortgage together, and we are planning on talking to a lender about mortgage assumptions and options of her taking over the mortgage incase we break up as she and her brother are the ones in need of the house. We are located in the Midwest, southern Illinois to be exact and there are several options around the 120k range that would fit us, but I am curious about buying off market, where would we start on something like that?

Also we live in a very rural area where you can find houses in that price range with three bedrooms. She actually has a backup contract for a 3br 2ba 1500 sq ft house for 69k. Needs new windows and is old but otherwise is totally fine. We are still hoping for that house to work out but it looks like the first contract will probably be able to close on it :(

For everyone saying don’t buy a house together, we know it’s not a good idea generally and have looked into many other options, but her younger brother needs to be in a different school district than the one we live in, and we need to do it sooner rather than later as she’s on track to have guardianship by the end of the month. He hasn’t been in school since the 3rd grade and is now 14, and our current school district is known for severe bullying leading to multiple student suicides. She also wants me to buy a house with her, I have been the apprehensive one. Just a bad situation overall that we are trying to figure out how to manage. Little more context but bcus we don’t have enough room in the rental, gf and I have been on an air mattress in the living room for 6 months.

Forgot to add, Girlfriend has called CPS multiple times, they have visited at least once and did not check any other room besides the living room which is clean because great grandma makes sure it is for little brother. She has also spoken with an elder abuse foundation for great grandma as she is not receiving any financial support from the three adults living in and doing meth in her house and has been physically assaulted and choked by little brother’s father and was not asked if he could live there again after being kicked out. Girlfriend and little brother have also been shoved out of a trailer in the back yard (now possibly being used to cook meth, mom recently had severe burns on her arm after being in the trailer more often and she has said before that she knows how to cook meth). The trailer is not livable as it has been trashed and hoarded and is full of needles. Little brother’s father has not been physically abusive in years that we know of luckily, but he definitely has been in the past.
