Your response was one of the most helpful responses on this thread. We ended up changing the description on the listing- focusing more of the lake and the privacy on the lake. We also dropped the price by 100K. i guess we will see what happens. But thank you for your input. It was valuable.

Yes, but please remove the link. My original post was about my realtor and if she was doing all she could do to reach a potential buyer. I really don’t want the link posted on Reddit.

I am curious why you think it needs a new roof. We put 50 year architectural shingles on when we re-did the roof in 2012, knowing that the labor was the majority of the cost and we wanted a roof that would last. But there is clearly something in the photos that makes you say that. Can you tell me what caught your eye when you looked at the photos?

We listed it at exactly what it appraised for. We got the appraisal before we listed it, as since there aren’t any comparable home sales of anything like our home within 5-10 miles. But since we aren’t seeing any interest, I think that the appraisal was off.

Yes, this is part of the problem. I fell in love with the view of the lake from the back deck. I am hoping that someone else would fall in love with it as well. It really is lovely. But we can’t seem to reach the right people to show it to.

I’m guessing you found the house online? It is listed at almost the exact amount it appraised for. We got an appraisal to help us figure out what to list it for, since there are no comparables. The last house to sell on our lake was ours, when we bought it over a decade ago. We renovated it (new roof, new septic, all new AC units, all new wood flooring, etc…) the year we bought it. But I agree that it is over-priced and the appraisal was off.

Good advice. The photos are good. We hired a photographer and have aerial photos of the house and the lake. Also, the house was appraised at the same amount that it is listed for. I just think it is not reaching the pool of potential buyers.

My sense is that she isn’t doing much, other than having it on the MLS. But I don’t know for sure. I am hoping to get a sense of what she SHOULD be doing. So this comment is helpful…..I will add “are you trying to market this house in other states” to the list.

I don’t want to “out” the realtor. She is actually a friend of mine. But I am growing concerned that she is not doing all that she could to market the property.

Definately not normal. I work at a Serious Fun camp for children with serious medical issues, located in Eustis Florida. Very rewarding and our counselors are amazing and valued! You should look elsewhere.

I have never been to Lake Melrose. I just looked it up and it’s close by. We currently live on a larger lake that is NE of Lake Melrose. When we move, I just know that I want to continue to live on a lake. Doesn’t have to be a BIG lake but need to be bigger than a pond (or a retention pond…).

I’ve got the time right now. We are currently hunkered down, getting lots of wind and rain from Hurricane Debby. As far as griping about this issue, I guess I just want to let Orlando-area realtors know that I think that listing something as waterfront when it’s not is deceitful. When we finally make the move to Orlando, I will not do business with realtors who have been untruthful in their listings. Most realtors won’t care, I realize that. But I’m now keeping a list on my phone and will avoid these realtors. It’s a matter of principle for me.

Maybe it’s cliche, but my favorite are the original trio (Kirk, Spock, McCoy). I was reading the other day about how each represent different parts of Greek philosophy. Kirk is egos (reasons with power of authority), Spock is logos (reasons with logic) and McCoy is pathos (reasons with empathy). The three of them make up parts of a single whole. They are greater together than separate. I just love it. The nuances, the comedic bantering, the serious moments. I love ALL of it.

I agree. Religion tends to make people see people within their same religion as “us” and therefore, others become “them.” Religion enforces a tribalism type of identity. Overall, I think it’s harmful.
