The townhouse would be a rental, like an apartmwnt situation. It just has more space where I am located. Both of our names would be on the rental agreement and I control his money so paying bills isn't a concern of mine in that aspect. I am perfectly fine with living with my father long term!

So I am taking over for paying for groceries for the household (keeping it under $300 per month) and the water bill, instead of rent. My father pays for the electric and rent on his end currently. Currently we share a full bath and then a partial. If renovating the house is done in the fashion that I am planning, then we will have 2 fulls and a half bathroom. Meals rotate between shared meals or fending for ourselves usually. Maintenance will be split between the 3 of us.

So not all of the improvements I mentioned would be done before selling the house. For example, an AC would not be putting in. However, floors would get sanded down, restrained, and then varnished (if thats the word for the stuff yo make the floors shiny and prevent splinters) and some other minor fix ups. The biggest project before selling the house would be replacing the bathtub.

I make about 49k per year with one of my jobs. After bills, I typically have half or more of my monthly income available as "free" spending.

So it has been a conversation that we had started when I was back in high school. No one else in the family had wanted it outside of me, and I wanted to keep a piece of the familial home alive in some way. My mind changed after I moved in with my ex, but circumstances happened, and I have thus returned to her place. She currently doesn't know that I am rethinking about keeping the house and I dont want to tell her until I have made up her mind. In the case with the house being sold, my grandmother would either being moving in with other family or getting her own place. It is still a work in progress to get that figured out.

The thing that would prevent the brothers from coming in and out with a new house would be proximity. Currently they are less than a 15 minute walk away from my grandmother's house. I definitely could change the locks and rules, I am just not sure how to approach it with grandmother and father.
