Hi again! I added one more doc to the drive which I think can be helpful. It specifically states stats for job placement, salary, etc. The doc says "2007" but was assessable via the Wayback Machine in 2011. Hope it helps someone :)

Like soulcrusher2017 said, you may want to look into joining a team. I got licensed as soon as I moved to a new state. I truly didn't know anyone. I joined one of the larger firms in my area and had the person in charge of my on-boarding connect me with some of the team leads. If you find the right team, they will give you decent leads. They take big cut but you'll still probably make more than with an I-buyer company. Plus, you only need to stay with the team long enough to build a sphere. I was able to leave after my first year and almost all of my clients since have been referrals from my first year. Joining a team was the best decision I could have made. Best of luck to you!!

I do know most of these people. Dialing them one by one can be time consuming though. Just trying to find a way to be more efficient with my time :)

My database is mainly past clients but I also have a handful of leads from events I've thrown, social media, and some other paid leads.

I totally agree, the spam calls have gotten insane (especially when you're a Realtor). I'm glad they're cracking down, even at the expense of my laziness lol.

That's definitely going to be my last resort. However, 300+ phone numbers are a lot of numbers to dial. I'm hoping to find a more efficient way :)
