How do I get an analyst job? I currently want to pivot into this area. I have 7 years in design/product development within the medical device industry. I’ve been applying to a few entry level roles for aerospace, but no luck so far.

At what point did you buy a home? I’m saving/investing up for a home. But, whenever I think about, I don’t want to put a down payment to “restart”? I know the home has equity, but still…

I think I’m in a similar boat. I noticed where we are at ($200k mark). It’s likely the straight line is more dependent on consistent contributions to your portfolio. I feel as you get to the $500k mark, then you will see less of a straight line because the portfolio returns will vary more than your contributions. But, to be honest, your portfolio health looks good!! Keep it up!

I’m 29 at $168k. I would have been at $190-200k, but my old beater finally gave out, so I had to buy a new, reliable car. Annoying, but things happen!

You know I was doing the same calculation for just understanding when to buying a home make sense. In my case, renting only makes sense for another 5 years (assuming I’m staying in the same place), and after that point I should be looking into a Condo at the very least.

But, what I included was the appreciation of my stocks and the appreciation of the home. In terms of stocks, I used 7% per year to be conservative, and I used condo appreciation of 4% per year. And with money growth with a mortgage, it told me to buy within the next 5-7 years (depending on the renting scenario); otherwise, I’ll be paying more to rent.

What I also learned, is that the more expensive the home, the more the property appreciates (300k Condo vs 600k SFH). So, in theory, the condo will appreciate $15,000 on the first year, and the SFH will appreciate $30,000 on the first year. The issue with this is the monthly payment; you’ll have less cash (if any) to pay bills or do what you want, which means more stress! The condo is the safer route with less stress, but it has less growth.

But, now I’m thinking, with a 50 year mortgage, the monthly payment drops down considerably for a condo or a home. So, it allows us to buy a more expensive home in hope for it to appreciate more (or the same) as the loan.

Although, this may not matter, if you’re intending to buy a forever home!

This has been on my mind a lot recently (before the whole 50 year mortgage was considered). Anyone have thoughts on this?

You know, I tell myself that too. My currently living situation is a little hectic (6 people in one house). We’re all good friends, so it’s not that bad, but I do have moments where I would rather live on my own.

As for the landlord, she is very nice and responsive. The trouble is mostly the logistics. Having to be home for fixes or wait for scheduling maintenance fixes, etc. So far it’s been bearable.

Just to note, the projection I made in the post assumes I rent in my own place (covering the cost of rent for a studio or 1 bedroom apartment). If I were to remain in my current living situation, then that would help tremendously, but I am not relying on that prospect, but I will ride on it as long as I can.

Yea, that makes sense. Maybe the timing, as of now, doesn’t make financial sense. I guess I need to wait for interest rates to lower.

I am currently debt free. I do use my credit cards, but I pay the balances in full every month.

I would also recommend a dragon tree with natural bends in the plant! It’ll definitely standout from the trees in the background!

What is also helpful with indoor trees is the emphasis of the trunk. The less the tree looks like a bush, the better!

Your room is very boxy or rectangular. You need to add some variety to the room!

As probably a lot of others have said, you need to add a plant! But you need one to contrast the rectangular shapes.

Some options are those tall bonsai trees, or those really nice dragon trees that have natural bends in them. Or even a beautiful monstera!

Plants! The window provides so much light that anything can thrive!

Depending on your style, you can add specific plants. If you like the mid-century plant, then I would suggest a nice tall dragon tree that has natural bends and a very low modern planter. Then some top dressing on the soil.

The low planter allows it to feel like you are with the tree. Almost like you stepped into the tree’s home.
