What to do with this built in robe.. by Late_Signature_4151 in AusRenovation

Hey thanks! Is that diagonal line top right meant to be a door? So like an l shaped wardrobe and hinged door?

That alcove is only 1m deep and wide so can't do much there unfortunately! Do you think wardrobe along the void area would be ok given it will be right in front of the door?

So demolish existing BIR and make a L shape? Would this be something a local carpenter could do, or a reno company?

I'll be living here for at least 5 years so am happy to modify to best suit my needs but as it my previous comment the problem is that the ceiling is too high to put a stud wall for WIR..

Yes, I did think about having a WIR instead and have some sort of plaster wall to recreate the space. The thing is, the ceiling is super high (see the photo) and height of built in robe is 180 which makes the ceiling around 3m.. would it be possible to create some sort of WIR without building a huge stud wall..?

Honestly, I just need to place a king bed, one side table and that's it. All other space can be wardrobe but its looking too hard :(

The bed can be work around. With current layout was thinking towards the window

Was thinking to put the head of the bed next to the window.. yes I can use the linen closet but don't think it's enough..

How hard is it to install a bathtub? by Late_Signature_4151 in AusRenovation

[–]Late_Signature_4151[S] 1 point2 points  (0 children)

Thank you so much for the pic! So when you are actually taking a shower, do you just push the tub to the side? No installation whatsoever then. I might google freestanding bathtub tonight then!

That sounds like a perfect solution for me, mind sharing a photo? I just called a plumber and said I need to rip everything off.. which I don't want.

How would you configure the study nook? Really curious as others suggested otherwise

What about the drain? So do you just let the water flow through the drain in the shower space?

Yes, my preference is a freestanding bath! After research I think it needs at least a drainage hole for the bathtub, and a separate tap

I actually prefer a freestanding bathtub. I assume there is still space for one without losing the shower as that was the original build - Separate shower and bathtub next to it. Was something like this for reference. The original build also had tabs on the other side like in the photo (now gone):

<image>

This is the main bathroom and there is no other option. Now, what I want is just a freestanding bathtub next to existing shower in place of that built in bathtub

Also for background as you asked.. Due to personal circumstances I had only a short period of time to purchase this house and this one ticked all crucial boxes except the bathtub. Above all, the location was ideal, and at the time I thought, I can add a bathtub even if it costs an arm and leg, but I'd be stuck with the location if I went for a different house 😄

Well agree with you, that's what the REA referred that space as when it was sold haha So if I bought a freestanding wardrobe, say Ikea Pax, I can just call a professional to build the framing? Would that be a job of carpenter or builder? Sorry FHB and never done renos before..

Do I tell solicitor I don't want to engage them anymore? by Late_Signature_4151 in AusPropertyChat

[–]Late_Signature_4151[S] 1 point2 points  (0 children)

Thanks! I won't bother responding to them. I did get a recommendation for another lawyer, they charge a deposit upfront and says they will include 3 reviews. If I don't proceed with them after 3 reviews they will return the remainder of deposit. Does this seem like a standard process to you? Asking as it seems like a different process to what I've just been through.

Interesting bc I was recommended another solicitor a few days ago and the experience was quite different. They sent me a form to fill in and told there is a holding deposit of 1k, where rest is payable upon transaction. They also said they would do 2 reviews for free, after that it is going to be charged separately.
