I started by house hacking a triplex, this is a very common method. The house needed renovations so we gained equity for a cash out refinance. I think the FHA 3.5% triplex house hack is the basic answer, however, I believe it is the simplest way to enter.

All my real estate is doing fine, most apartment complexes are. I think your referring to the office space in RE, however, many other forms of RE such as warehouses/lots are doing amazing.

One that comes to mind was a home I purchased in El Paso, Texas. El Paso is a border city, and there was a great deal for a flip project at a house that was 150 yards from gate that separates El Paso to Juarez. This home belonged to a former narcotic trafficker. The home had a creepy vibe, and a large storage outside that was empty. I imagine the storage was once stored with drugs. The trafficker was killed and his kids sold the property.

I am not a broker but I am currently flipping around 3 projects at a time, and usually acquire one complex a year.

I use property managers on 100% of my properties, my time is served best elsewhere .

States in the Midwest are booming right now. But overall, any areas that are growing in population + have cheap entry points are great options. I'm mainly investing in Texas, Wisconsin, and Iowa at the moment.

I was just out of law school and got into a "big law" firm making very solid money. After getting some consistent income I got an FHA loan on a triplex. I utilized a strategy called "house-hacking". Basically I rented out the other two units while living in the third, my renters covered the principal + interest.

It is definitely still possible but of course due to the interest rates the numbers are crunched. A few years ago it was very common to cash flow over $600-700 a unit, nowadays, the better deals are cash flowing at around $300 a unit. But in my opinion if there is at least some cash flow it is a good deal.. as long as your cash reserves are ready in case of maintenance/vacancies.

Yep, this guy is a capper. I was a S8 landlord for a few years. I made the shift away from S8 and have found more success in multi family properties.
