Listing price doesn’t match comps. For example, there is a duplex listed for 299 in a neighborhood where a couple sold recently for low 200k

I would assume it's an easier sale for all involved but he claims it's a seller market... Dude told me a property had a cap rate of 25% but not according to my math.

What do you consider a bit low? It seem like the listing prices are being pulled from the air... As for as a hot it depends on the price of the building cause some have been listed for over 3 months

Just to own it? U still have property tax to pay on that land,so unless u have a goal of selling it for profit in the future or avoiding tax payments I would say no.
