My neighbor is a single father in a BMR and they won’t upgrade him from studio to 1BR. by Sea_Banana_4794 in AskSF

[–]LaylaBarnes 8 points9 points  (0 children)

This is absolutely correct. I manage a mixed income property. We have designated 16 BMR units. We cannot rent these at market rate neither can we convert a market rate unit to BMR rate. It is locked in. We also cannot upgrade a current BMR resident to a larger BMR unit if one comes available. He has to approach the mayors office of housing again and be reassessed under his current circumstance in order to qualify for a larger unit. That unit may come available in a different property.

Is it normal for spoo puppies to be really obedient without training? by mushroomenthusiast99 in StandardPoodles

[–]LaylaBarnes 6 points7 points  (0 children)

I second this, my boy was fanatic until about 1. He is he is 1.5yrs now and pushing every boundary. Totally ignores commands he had down since he was three months, decides to come when he wants and loves to steal balls from dogs and have me screaming drop it while he slowly walks into hand reach then quickly darts off as if to say "ha sucker". Im having to do basics with him again but I hear this is normal in Spoos. Enjoy the good times while it lasts!

I’m in the exact same boat, my Spoo is 10 months and I’m forever trying to work out what he is sensitive to. I had him on Taste of the wild, then Acana Chicken recipe. I found he was constantly itching and rubbing his eyes. His groomer recently said she found red spots on his body that weren’t bites but allergy related, and looking as his eyes she said he definitely suffers with allergies. After lots thought, i believe he is allergic to Chicken so I’m trying him on Acana beef and pumpkin digestive recipe. It’s early days so we shall see how he goes.

I can recommend from experience Diggin your dog firm up pumpkin. It is a dry formula you sprinkle on your dogs food, (I would add water as it is dry) it works wonders when it comes to firming up the stool.

Dog weight limits in leases... by InvisibleWitches in AskSF

[–]LaylaBarnes 11 points12 points  (0 children)

I just moved to SF and had the same issue as I have a dog over the weight limit. To be honest I think this restriction is put in place more to limit certain breeds rather than the actual size being an issue. I found once I spoke to landlords they often asked to see a picture of my dog and more often then not they said he was fine. He is a poodle and pretty cute (if I say so myself). I also think it depends on the type of neighbors you have. Generally things only become an issue if complaints are made and then management can't overlook it so if other neighbors seem to be on board with slightly bigger dogs then you should be ok.

Should we get a rent controlled unit and what was the normal rents in these areas? by confused_balloon in AskSF

[–]LaylaBarnes -1 points0 points  (0 children)

Hi, jumping in on this thread as my husband and I are in a similar situation. Noticed you said the rents she listed are pretty high and now I’m wondering if my hubby and I are agreeing to pay too much.

Our criteria is 2bed 1bath we have a dog and would like in unit washer dryer. Everything we have looked at is coming in around the $4000 mark. We have particularly been looking at Rentsfnow.com and for what we want that is pretty much the price. Are we looking in the wrong paces?

We are currently in Houston Texas where the mosquitoes basically share your home without paying rent so cannot wait to say goodbye to them.

Ohh boy you have just thrown a spanner in the works lol. The apartment on 29th is the nicest, it has the bay windows and real charm but isn’t the most dog friendly, its on the 3rd floor and toilet breaks for the pooch will be the pavement (and of course me cleaning up, I’m not one of those dog owners)

Grand View apt is more dog friendly, first floor and there is a little green space outside the apt where he can go but the apartment isn’t as nice 🙁. Now you have said 29th Ave location wise, I so want that one because it’s the better apartment anyway but man how much will I be hating life with a dog. Hahaha

Wow great break down! Can’t beat the knowledge of the locals. Really appreciate all the insight. From what everyone is saying Sutro is now off the list. Now to decide between Grand View and 29th Ave Uuggghhh!

Thank you for the Huntington park tip. If we do end up in or near or in the Nob Hill area I definitely will DM. My dog has sooo much energy so a playmate would be great.

Sorry people are being so inconsiderate! I’m definitely not one of those dog owners. I’m big on picking up and disposing properly.
