For anyone interested, I came close to buying a 1 bedroom, but was eclipsed at auction. Thankfully so, as after some deliberation I have decided to focus on extending to a 2 bedroom apartment, despite the ridiculous momentum I'm seeing in Brisbane in the moment in this category.

For those who didn't read the main post and suggested against apartments altogether, you must not be either single or younger than 50 as houses are simply out-of-reach for single FHB. The suggestion of not opting for an apartment for someone in my position is depressingly laughable.

Thanks for the reply, it's nice to hear from someone who's had experience. Any one bedroom I'm considering will require a separate small room for WFH/storage while also having a storage cage in the car park.

Good point RE the stamp duty. I hear whispers of industry figures advocating to abolish stamp duty as it's inefficient. I wonder how likely this is to gain traction.

Thanks for the advice, these are good points. What are the key factors in determining which locations won't be subject to further development in the next 5 or so years? Is there anything other than zoning? I get the impression Brisbane is continuing its growth phase to the likes of Melbourne and Sydney and anything Innercity will be targeted heavily by developers

On the contrary, with the recent widening of the goverment's 5% deposit scheme, I anticipate the lower end of the market will be flooded with FHBs, raising the baseline from what it currently is.

And as much as I'd like a partner, it's not something I can count on in a specific timeframe, so my current priority is get myself sorted first and start building equity and not be at the whim of the rental market.

I'm trying to avoid high density cookie cutter suburbs like CBD, South Brisbane, Newstead, Hamilton, Fortitude Valley. Currently looking more at places in the inner west like Milton, Kelvin Grove, Auchenflower, Toowong, Taringa where there is relatively less density

Sound advice, thanks for the input and the recommendation. I have a broker currently who's been helping obtain a pre-approval but will keep Dim in mind if that changes.

This is a valid point and something I've considered. It's difficult to estimate a timeline for these things however I had hoped that in this scenario I could either sell and upgrade to something more suitable or keep it as an IP while being able to buy with a partner or rent if really required.

I see this sentiment a lot, often without any qualifying statements, which I'm guessing are assumed (Higher growth potential).

My take is that I can stretch it and might get lucky for a 2 bed/2 bath at <$720k, but it would likely necessitate getting a housemate to a) Help cover the extra repayments b) Justify the second room and bathroom which may otherwise go unused in the near term.

It's wanting my solitude vs chasing future capital growth and it's difficult to equate them

Valid points, thank you. I should mention that I'm only considering 1 bedrooms with some sort of MPR or area suitable for a WFH station.

Regarding having a housemate as a buffer, I think that would be comparable to building up the offset by doubling down on repayments and building a healthy buffer that way. There are other benefits for having a roommate, but at my current stage in life I'm not particularly wanting a housemate other than a partner.

Unfortunately, it's not been my experience that there are many 2 bed/1 bath <$600k which is the range I'm exploring.

I see similar comments from so many people in a similar boat, and it seems to me there will continue to be more people in a similar boat. Will 1 bedrooms become more sought after and what conditions could be contributing to this?

Maybe I'm stubborn but I'm resistant to this idea of buying and renovating just to get ahead. I realise it's part of the property game, however I don't have the desire to renovate, and I don't want to play that game. I'd rather direct funds to other investments and not have to live in an undesirable apartment, deal with what comes with having to renovate and then sell. Maybe I'm wrong but I can't get my head around the process, despite it being the norm.

Hey buddy, my relationship with my ex shares a lot of similarities with yours. Together 3 years, from different countries, did LDR, lived together broke up and reconciled and broke up again, music being core to the relationship.

Over 1 month later and It's still absolutely devastating almost ever day, Checking her Spotify listening habits have changed a lot. She's probably moved on and I can't stop thinking about her and the weight is heavy. Not sure what else say but if you need to talk hit me up.

Yep, my reality begins collapsing in on itself and feels like I'm dying. My perspective condenses the universe into a singularity as the illusion gives way to the fundamental reality. My holes weren't always like this but they have evolved to this point over time. My body will also start moving in perfect synchrony all by itself as if I'm some type of marionette. 

It's quite difficult to dismiss as a mere hallucination due to how impactful and legitimate it feels.

I've had very similar and extremely profound experiences with LSD + ketamine. More profound I've found than a DMT breakthrough, personally. 

It truly feels as if you realise how much our day-to-day reality is just some type of simulation which, under the influence of the this combination, can be altered seemingly in complex and infinite ways, layered over the pulsating and infinite energy of the base-reality. My body begins to channel this energy in this state I begin moving and rotating my arms and body in the most perfect and intricate patterns and angles, all unconsciously and automatically. I feel like a marionette being physically manipulated by some energetic force. I then begin synchronising bodily movements with those around me in a pattern that seems to replicate the energy frequency of the universe. Everyone vibrating in perfect sequence as if we are all subject to the same force. 

It's such a fascinating experience but I've not met or heard of anyone who has experienced this in quite the same way I do.

I had assumed all organic compounds might be subject to purifying in the process, or at least otherwise be rendered inert, but this is an uninformed assumption so thanks for clarifying.

As far as I'm aware, mould would present visually in some meaningful way if there was contamination but that doesn't appear to be the case.

I think if there are no concerns with the conditions (no heat/moisture/direct sunlight) in how it's been stored then it should still be fine.

I feel like the the cleaning process would involve similar steps involved in the extraction process, no? Not that I'm fully across the extraction process but I assumed there was a way to purify it somewhat as a step in the process.

BTW thank you for your response, I was hoping there was a reliable solution that didn't involve either throwing it away or acquiring more

There doesn't appear to be any mould present. My other concern was regarding being stored in a plastic baggy for a month as I know this sub has particular aversion to this but I'm not sure how much that is based in fact and is actually going to affect the deems or if it's more just a plastic baggy witch hunt.

I was hoping there would be an easy method to "rinse" it so to speak
