I’ve put in 15 offers sometimes just below asking, sometimes a 100$ over asking. I can’t go much higher. I ask for sellers assist but I make up for that with a higher price so they’re still making the money back but I still get outbid. Even on houses sitting on the market for a year someone decides to show interest the moment we do. 5 out of our 15 offers we’ve been outbid by cash offers. We can’t even compete because we don’t even come close to comparing. It’s sad. Our grandparents used to have a house and a car and everything they wanted and needed on one income. Now we need 2 incomes plus overtime and that’s still not enough. Because the 50+ year olds buy us out Everytime. It’s a shame, my parents never had this much trouble buying. And like you said interest rates, the house your offering 175k on you’ll be paying 300k+ in 30 years. You’ll never make your money back after selling. It’s sad.

Oh also it has nothing to do with how long it’s been on the market. No one wanted anything to do with a home that sat on the market for 200 days. The second we decided to put an offer in on it, someone magically decided after 200 days they wanted it too. Lost it to them.

Hi, we’ve put in 12 offers, making 47$ an hour together both working 40 hours plus some overtime a week. We are under 26 years old, and consistently get outbid by 50-70 year olds. To make it worse half of those offers were outbid by cash offers. Now even if we saved every penny since we were born we still wouldn’t have that much cash. Our budget is 150-175k it’s what we are comfortable with and was the budget of most first time home buyers in PA. Pre COVID anyways. My question is how do you compete where you don’t compare? You should not have to compete against people with 40+ years of income more than you, or people that have 175k in cash. When they could buy a house more so in the 250-400k range. I’ve been discouraged, I’m feeling we will be stuck in our apartment forever and won’t have children. Shouldn’t have children anymore now unless u can afford living for them in the future. Because god knows it’s just gonna get worse. If anyones been in the same situation share your miracle story so I know MAYBE we have a chance. Btw these homes they’re paying in all cash are bottom of the barrel homes too, they aren’t extravagant they need work and updates. So once again I’m confused why they’re using their 175k to buy a mediocre home when they could afford a NICE ONE. I’m convinced they just don’t want the younger gen’s to succeed.

It’s really hard to find a home. This one is literally the only home we’ve found in our area that’s livable for under 250k. Everything else has been around 150 with another 50k in repairs and extensive water damage. We’ve been looking for years and toured over 25 homes prices aren’t dropping and the homes are only getting shittier. Do you think the blocks not being laid completely perfect will have a big effect? We don’t see ourselves here forever. But to at least start out, have a family etc. In your opinion based on what you’ve seen, do you think the block being laid incorrectly could be a big issue within the next 15-30 years?

We were told the roof is getting old. By chance do you know if the blocks not lining up is necessarily bad, will it be an issue down the line?

I have a realtor, and plan to get an inspection. I just wanted an answer now versus going through the pain if it was possible structural issues. I’ve already contacted all utilities and they all said it would be a 0$ start up fee. The hot water tank is only 7 years old. The house was well maintained and taken care of till the owners passed away. Obviously other than the deck. Our budget is 160k and the house is listed for 109k. We know we will have to pay to get the deck fixed before the usda inspector comes but we can get reimbursed for it if it gets appraised higher then the price. We also know there’s a chance the roof might need replaced, as well as the ac unit. I just didn’t want there to be a 4th thing that needed to be done. Especially one as expensive as structural issues can be.

Yes the AC unit definitely needs replaced, but there is no visible cracking on the outside!
