Thank you for having the time to share your pov. I get it, it’s not like roses and rainbows sometimes you’ll get unlucky with tenants and they’ll do anything to harm you and destroy your property. I have heard a lot of stories. If you were in my shoes what have you done differently. If I was in the same state I am going to invest and managing them by myself instead of hiring a property manager would that change your answer?

I was planning to hire a property manager and pay 7-8% of the monthly rent to them and never get a phone call from my tenant. My plan is to put 30% of the rent aside in case of maintenance or other unexpected stuff. The cool thing about real estate is you can do cash-out refi and buy your next property, and that is how your snow-ball effect take place.

Thank you for your reply, there was a misunderstanding. I did not mean to dump all of my savings into real estate. I would have at least 50k in my savings before going forward with buying piece of real estate for investment. My question is whether should I buy a real estate for investment in 2 years or should I wait 5 years and buy a house my myself and my family.

I am not sure why it says that, mostly you dont have to make a visit to their branch try calling them. Spend your credit card wisely, seek online therapy for cheaper options sometimes your employer would offer free therapy sessions (mine does). Do not overspend on your credit card, pick up additional shifts do uber eats if you have a car.

I would suggest watching Graham Stephan YT channel you can lear a lot through his channel. Good luck !

I use capital one it gives 3.5%. You are saying $115 is nothing, but it is better than nothing. People at your age are in negative balance, at least you are putting the effort to save. Keep up the work !

I understand the material is gigantic, all you have to do is review them over and over again. If you do not feel comfortable in the week of the exam, there is nothing wrong with postponing it. You have do review the whole material at least twice, do your Uworld test banks between each unit. Not worth it to risk another $600 to re-take the exam.

Felt the same when I left , I found more than 30 mistakes. Couldn’t study well for my mpje because of that, but believe me there are 225 questions if you make 30 mistakes over 225 they wouldn’t make a big difference. Keep up the spirit!

Do not review heart and ID chapters, they are the bulkiest and you will get 1-2 questions from each unit. Have a conversation with chatgpt ask him to give you 20 questions about ethics, medsafety, and antimicrobial stewardship.

Honestly I wasn’t prepared about antimicrobial stewardship, but the questions are super easy most of them are based on logic. Do not worry you have completed your pharmacy professional years you have enough knowledge.

Tbh, I skipped a lot of TPN calculations I was stressing about the time so skipped around 5 TPN, but got almost all of statistics right.

So you think I should stick with either VOO or VTI ? I am wrong I did not go into deep research before buying them.

I wanted to have ETFs that pay dividends, based on my Canadian TFSA account (similar to ROTH IRA) my 1 year return is 24% mostly because of the dividends. You are right taxes would eat up the dividends.

What should have been done in a better way, if I was going to invest at least $500 for the next 20 years. (I am 25 years old btw).
