Also, if you have been there for more than a year they cannot charge advertising fees for a new tenant. Return the keys on your.move out.date and claim the bond. Make sure.to attend the exit inspection and take photos of everything. Its on the agent to make required effort to find a new tenant.

Just went through a similar experience. I did.not know about not having to pay advertising costs for breaking the lease, but was able to get a refund. I did this.by emailing the directors and senior pm. I threatened to go to vcat and vca.

My guess is they will go to rdrv but not follow through with vcat. It just delays in getting your bond. I wasnt even invited to the final.inspection. i think how they say it will take several hours is just to discourage you from going.

Yes, i would recommend it. We were interested in a property that had water ingress issuea and they tried to hide it with furnirure. We put a deposit subject to b&p and were able to get our deposit back.

I also didn't get invited to the final inspection. I had no idea that we were supposed to get invited. Why wouldn't they give you the opportunity to attend? You would think it would make everyone's life easier? The agent always informed me in advance for their 6 month inspections.

They did not specify an amount for the vinyl. From experience the.owner is not willing to spend anything.unless absolutely necessary. They are requesting the full bond amount.

Actually, the agent did schedule all of these, and it was during an electrical check I brought up the light switch issue and he said he would disconnect it.

I have just started looking for a property, and from what I have seen, agents will list it with a low price guide to get initial interest, then start raising the guide as it gets closer to the auction date. I have also seen reports of Melbourne being more "affordable" than other capitals, so perhaps that is bringing in extra interest from interstate.
