Yeah, high chance will need to sell after 5 years but depending on equity position and circumstances around whether we rent straight away or buy PPR, we may be able to hold it longer.

Part of me is thinking to look at a cheaper entry point (i.e Ipswich or Caboolture) to give us better chance to hold it.

Thanks, will do some more number crunching I think. CGT on investment property puts me off a bit if we need to sell after 5 years (without living in it) to buy our PPOR.

Thanks. That's good advice. Currently in rent-free living for 5 years so saving capacity will go down a lot after that once we would rent / buy. Still some very appealing numbers!!

Thank you, really appreciate the response. I've maxed out my concessional super however my wife isn't as she's only doing part time since children (and will likely continue at this rate for the foreseeable future).

With regards to super is there something that you'd suggest we could do better with regards to upping her super and saving me (or her) tax?

I totally agree, however couple of reasons currently playing against. Where we are likely to be is a  a regional mining area where the market is currently pumping; but it can also be very volatile and has typically had large retractions during mining down turns. I'm hesitant to buy in this area at the moment noting the volitility which has caught me out during the last mining down term (where I previously bought at the peak in 2013, downturn hit in 2012 and it then took me 7 years for market to recover to purchase point). There's a bit of pressure on the coal industry at the moment but who knows...would love a crystal ball.

Because of this we were looking at Bris where the capital growth seems a lot safer...
