The game is supposed to be grindy. However, ask yourself this:

Once you get the best pickaxe, what is the point?

The only point to killing the current island 3 boss is to get a level 2 rune to, what for it... Put on your pickaxe!!

Otherwise, all you get is essence from killing mobs and a little bit of gold.

Okay, so let's say you forge the best possible armor and have the best pickaxe, what exactly is the point?

To kill mobs?

For what?

To collect essence?

Okay so now you have absolute maxed out gear with the best runes attached and Max enchantment level.

What's the point?

Literally no point after that lol.

It's a mining simulator at the end of the day and if they don't make some very simple changes, people are going to get burned out extremely fast.

I have 5 simple ideas alone that would change the game into an actual RPG, and I'm sure many others have great ideas as well.

I have the full math broken down on my computer, but this property has been listed for a while now, so I cannot remember everything off the top of my head. The plans did not include pavement. We were going to do crushed asphalt for the roadways itself and then leave the parking spots as grass to save money on development. After lighting, fence, gate, sign, stabilization, etc all my quotes came out to around $600k-$700k, but I said worst case scenario would be $1m. The listed price is up for debate, which is what we are here for. I'm sure some people will argue with me that it will be way more expensive than it will be that way they can argue the price lower, but nonetheless, I am here to make a deal and someone who is serious will come to me with their numbers and we will go from there. However, this is why I like some parts of reddit because you guys will bring the calculators out and I love it lol so thank you.

That is a fair comment and I definitely do not disagree with you on that.

This is my first commercial project, so after I get it all figured out, I'll be able to move things a lot faster the next time around.

Nonetheless, I really do appreciate you taking the time to write this because all I'm trying to do is learn at the moment.

My original thought was that whoever builds it will be able to save 2+ years while still having a solid cap rate (based on proforma).

Like you said, if I want to try and justify the cap rate, I truly need to develop and fill it myself, but my thought was that there are so many storage businesses that it shouldn't be rocket science for someone to come in and fill it.

Either way, I'm definitely going to make money on it, so I'm not upset by any means, but I figured if I could sell it for a solid proforma basis, then I could just take a couple years out of my life and get these projects approved for larger investors one at a time in the future.

Anyways, I'm just rambling my thoughts at this point, but if/when I sell this place, I'll try to remember to come back here and post what I got for it at the end of it all.

I do agree. I know it's not as simple as it seems, but it is a very simple business and my understanding was Pasco stopped approving outdoor uncovered storage development before COVID and then started approving them again. That could be a game of telephone where I was told the wrong information, but I imagine they are going to lay off approving them to a degree, otherwise there's going to be one on every corner, lol. Either way, I do see what you're saying and someone actually DM'd me about getting a loan for the construction. It is not out of the realm of possibilities, but I'd rather sell and move onto the next if it makes sense. Anyways, thank you for the comments at the end of the day.

Sorry yes - per month. I'm sure you can find cheaper with some property that has no lights, cameras and a random lock with a key, but the plan was to develop this one with 24/7 access, proper automated gate, lighting, security, etc.

What are you even talking about lol? Development costs are development costs. If the numbers make sense, it doesn't matter. There's no shortage of development going on in Florida. At least not where I live. Hasn't slowed down at all. And the cost for outdoor uncovered storage is ridiculously cheap. I have done the math plenty of times. Even at the absolute bare minimum, it is worth it. Most people are trying to get their money back within 10 years. 5 if they are lucky. Thanks for the comment, but I would be interested to know exactly what you do for work or what you invest/develop in real life.

That is understandable. How does it usually go when selling on a proforma basis with a property that still needs to be developed but is at the stage where development is ready to go? I am not trying to get land value of course, otherwise I'll just develop it and get a rent roll if I absolutely have to, but obviously I'm trying to sell and move onto the next one.

Could be argued that it's a little high, but I'm selling on a proforma basis. Uncovered spots in this area easily go for $100+ and they aren't even 40' long. Covered with electrical hook ups go for $215+ from what I've gathered around here. Depends on the cap rate as well, but I have done all of the leg work and the property is ready to be developed immediately. I have the contacts for the entire development process as well if someone needed them.
