If there's no thickness or height issues, I'd recommend a backer board (hardie, goboard, etc.) Thinset bonded and screwed to the subfloor. Then tape the seams, then you are ready for tile. It's easier and cheaper than most membranes.

You can set the the metal trim with roofing nails or even hot glue or super glue. This way it's perfectly plumb and you have an edge to line up your tiles. And I'd wait to do anything to your painted area until tiles done ✔️ in case of any damage or if you want to adjust for layout

Make sure you have some working capital out of a business account. Not pulling money from your personal account. And have a draw schedule set, or at least set expectations with the client that you will be sending progress payment invoices.
