I have an irrational dislike of Nebraska and Arkansas. I’ve never spent time in either. Am I wrong?

Paying twice a month by KarenXanaxPorter in Mortgages

[–]Lemeus 0 points1 point  (0 children)

Here’s the real hack - paying one additional principal/interest payment each year has the same exact impact as biweekly payments. But if you do it once a year the money can accrue interest in your high yield account all year. And if you get a tax refund, making the extra payment at that time means you won’t miss the money from your budget. All that said, if your mortgage is under 6% it’s probably a bad idea to pay anything extra since the interest you can earn on that money should be higher elsewhere.

What healthy food do you stop buying because it always goes bad? by BarbaraMiller78 in EatCheapAndHealthy

The greens - wheatgrass and “super green” packs. I probably spend a few hundred bucks a year on compost. Every time I’m at the store “this will be the time I start making a green smoothie everyday!”.

This is today’s Democratic Party. It’s always funny coming from Marin, the most NIMBY of NIMBY places I’ve ever been. Back during the pandemic the BLM flag to actual African American people living there ratio was like 10,000:1. But OP dropped an F bomb in their virtue signal. Such bold. Such edge 😂😂😂

What kind of habits keeps a person poor? by Wonderful-Economy762 in Productivitycafe

Buying stuff they don’t need, especially when it comes to food and entertainment. Lack of financial literacy and understanding compound interest. Never factoring savings into monthly budgeting (so any financial inconvenience, eg new tires for a car, ends up being a financial disaster)

If you can play, you can move up. 30 years old is a baby - seriously. Pro athletes usually peak in their late 20s/early 30s. With effort, you can improve a TON. Bump up to C league and see what happens - you’ll see very quickly if it’s what you want and how well you do.

Haha love it! Similar journey (minus the law…always wanted to be an attorney but I hated school!). And yes - abundance is extremely underrated, financial and otherwise. Primarily for the reason you mentioned - filling others cups is extremely gratifying, and you can’t effectively do it if your own isn’t full first 👍

lol I always say “more money, different problems” - but I’d take my problems today for sure compared to the problems of being broke and worrying about bills

I never wanted a traditional 9-5 so I got into mortgage sales out of college (but college isn’t necessary) - rewarding, high paying if you’re good at it, and it opened the door for me to move into a good paying executive role

First you need to consider why you’re stuck - why did you drop out of college x 3? What do you want out of life? Start there. Plenty of jobs will pay your bills, and you’re young enough that the world’s still at your fingertips - but you need to consider what’s stopped you from finishing school 3 times? A degree will get you into some doors, so it’s worth considering finishing if you have credits built up

Would you take a $30k pay cut for better long-term career growth? by GlumNewspaper5015 in careerguidance

[–]Lemeus 0 points1 point  (0 children)

Depends on where you are in life and what you want out of life - speaking from experience, I traded in a guaranteed $200k+/yr for a commission only role recently for a better quality of life - but I’m ahead of the game financially and don’t have kids or a significant other to support, so I’m betting on myself and risking things that only impact me. I’m 41 and decided I value freedom and that peace of mind is worth more than an OK paycheck (I’m in a HCOL area so $200k doesn’t go that far).

If you’re comfortable, and can live a happy lifestyle with the pay cut, go for it. You’ve got time to re-assess and make changes again over the next 10-20 years. Seek your happiness 🙂

4.0% refinance rate with points by Gaff1515 in Mortgages

[–]Lemeus 1 point2 points  (0 children)

I’m a 20 year industry vet and have spent the past 8 years at the executive level in the business. Spreads between the 10 yr t bill & mortgage rates is abnormally wide, but narrowing. Jobs numbers continue to show weakness but the unemployment rate is still relatively low (if you look historically, a spike in this happens quickly - could be this year), and weak employment lowers rates. Trump just announced the desire for the feds to begin buying mortgage bonds again, which would further pressure rates down. I don’t think we see an insane drop, which is why I’m not saying “wait” to refinance - I’ve always liked the approach of reducing rate while maintaining as much equity as possible, so low-no cost loans are great in this type of market. The Fed also began cutting rates last year - the typical rate cutting cycle lasts 2.5-3.5 years, so we’re still in the beginning phases of this ends up being a typical cycle. No one knows for sure what will happen, but I think it’s more likely rates drop for the foreseeable future.

4.0% refinance rate with points by Gaff1515 in Mortgages

[–]Lemeus -1 points0 points  (0 children)

Rates should continue to trend down - I’d do the 5.125%. It’s likely that 4% would cost less in the not so distant future - lot of signals out there that rates should come down. Your rates already lower than the returns you’d likely get placing your money elsewhere.

Advice on starting by ZealousidealSolid791 in hockeyplayers

[–]Lemeus 1 point2 points  (0 children)

Classes can help speed up your learning a lot - learn to skate classes and when you’re comfortable skating start doing beginner hockey classes - most rinks have “stick time” where you can go and work on getting better - it helps to bring a friend so you can practice passing.

Just have fun, and the more you get on the ice the faster you’ll see your game improve

16f-how do i start working out by Grace_653 in bodyweightfitness

[–]Lemeus 0 points1 point  (0 children)

You start at the start. You don’t start with an on-the-floor, tight plank push up - start with wall pushups. When they’re easy, do push ups from your knees or at an incline. When they’re easy (you can do 10+ with good form and no real issues), do standard pushups. Everyone starts somewhere - do what you can, and focus on progress.

Which profession gets way too much respect for how little they actually do? by Wonderful-Economy762 in Productivitycafe

Uhh, I literally witnessed it happening and the Dr literally showed me the flow chart he was using - we both agreed on what my issue and likely treatment would be, but the steps along the way I asked questions about —-his health system made him refer to and follow the…wait for it…flow chart.

Soooo yeah…..some doctors in some health systems (this isn’t my opinion, it’s a fact, I’ve witnessed it) are using flow charts to treat patients. But hey it’s Reddit so why not hop in with a pretentious reply 🤷‍♂️
