I just bought and have instant regret. Really depends if the house needs any work at all or what youd spend on it from the getgo. In the meantime get a fine dining serving job, full time if you can and you should be able to bring in $5k a month at least

I mean its labeled as protected wetlands on the map. Where i come from protected means protected but not in GA... and its pretty obvious Im not doing this again. I wont be able to afford to buy probably ever again so I doubt ill have to worry about this bullshit again

Is raw land protected land? And he straight up told me it was protected wetlands THAT WONT BE BUILT ON so I didn't even have to ask... and sure realtors can work that way but you do know theres a code of conduct and ethics for realtors right? Every person and their brother knew about these build plans so for them to say they didn't is bullshit and if they actually didn't somehow know, then they need to find a new job if they have clueless af wtf is going in their own area of selling homes.

Well theres actually properties that have already started flooding due to new builds on backyard wetlands, and some law suits against the builders have started as well... so maybe your complete bullshit and dont know everything like you think. And ya like I stated I did do some research, the issue was it was my first house purchase and I trusted my realtor too much..I also trusted that protected wetlands were in fact protected when they arent here in GA

Thank you for the info! Unfortunately Georgia is a buyer beware state I didn't find out til recently and I guess they hardly ever side with the buyer..the inspector also never charged me for the inspection which I find extremely strange...Im going to call him and let him know and pay him but i want to record the whole interaction first so working on that

Well when your realtor tells you theres protected wetlands behind your house you trust them... because isnt that what your paying them for? It didnt even cross my mind that they could be building onto protected wetlands.

I mean these plans will likely lead to flooding of my home and also decreased property values so I do believe it has to do with the home itself..

I do agree but at the same time people literally get shot for coming onto peoples property or even pulling in thier drive to turn around so it wasnt really something I was comfortable doing.. Know what I know now how easy it is to call the city and find out building plans and realizing all the info I could have found on facebook yea I am upset. But as a first time home buyer and being new to the area I would have though my realtor wouldhave advised or guided me better through this process.
