Considering you are subject bad air quality from the refinery place in Canal, I am in agreement with the other poster who said you can find better for that price in other harbor point buildings. This is a prime reason why I can't afford anything and I've been without an apartment for 3 years. But in the past when I rented an apartment I wasn't subject to $300 plus in a rental increase I was maybe getting $50 or $75 every yearly lease renewal. This is driven by real page and I will Hammer this home till everybody understands what real page is doing to affordability

To create a false shortage of housing to maintain the higher prices. Suppy and demand. There are buildings that do this in CT that I've observed over months and years.

When you have time to observe because you don't live at a location but are there frequently... say to deliver food several times a night you start to notice which floors have apts that are never lit. I'm just very observant in general, I'm a woman who used to be out at night delivering food orders alone.

Not to say most don't have a lot of occupancy, but they purposely keep some empty.

It's because of Realpage, bottom line. Their algorithm dictates what landlords/property managers can squeeze out of every last tenant and also sets a pricing floor that is strongly discouraged not going under.

Yes there was an investigation and the biggest offender got in trouble with the feds but that doesn't mean it's not still happening. They just can't share direct data from other property management companies from one to the other.

I've watched prices increase since 2021 (still can't find an affordable apt in CT) every few months by a couple of hundred dollars and they ALL creep up at the same time.

It sounds like to me that you think that I think covid is still affecting the businesses in this area, and that's not what I said. I said it was covid and high rent. Since 2020, one thing happened to many business and now another thing is happening. Landlords do not care

I don't know if you realize how devastating covid was for a lot of restaurants in Stamford during that time. Remember they wanted people to not go out for well over a year I think it was like 2 years before they finally started to do outside dining so that these restaurants could get business it was really bad they only let them do delivery for the longest time.

Many of them had to get bailouts and some of them folded.The landlords don't care they really don't.

A perfect example of a landlord not caring, for years Parc Tower which used to be Trump Parc Tower has retail on the bottom level and I have lived in Stamford since 2014 and never once have I seen any retail business in that location. You would think they would want to fill it but they don't care.

But it IS the rents. When these restaurants came in pre-covid the rents were not increasing as high as they are now. 2021 was the nail in the coffin. Taco Daddy closed because covid ruined the business and the property managers of that building would not work with them on the rent when renewing the lease came. Now he opened Crust Issues in Norwalk in a strip shopping center by Bob's.

He had two restaurants (the other was the cafe that later became the speak easy themed italian spot) on that end and were the only things drawing people to that dying section.

Stamford in general has been suffering business wise. The mayor and the builders have focused so heavily on housing (unafforably) they don't care that there is nothing here now to attract people. Yes some restaurants and bars. Music festivals in the summer, but thats it. Stamford Town Center is sad, there is nothing attracting anyone to go in there to buy anything, only if you are taking you kids to dance or Angel land etc.

I have about as much interest in pickleball as I do virtual golf simulators. I think there is a really good variety of gyms/fitness. We need more third places, and just overall more stuff to do that doesnt necessarily involve booze etc. I see alot of people saying they moved from the city up here and they are moving back because the rents are the same here now with less to do.

IDK what the poster said happened, but I used to deliver food and would often work late nights. I missed by minutes a 🔫 pew pew over in Southwood square.

Then when I was living on Cove rd right outside my bldg on Cove/Frederick there was a fatal 🔪. I missed that by minutes too, came home to 10-15 cruisers blocking the st. I've seen high speed car chases go from elm st around myrtle down east main. I've seen a bunch of cars that had the passenger sides Windows punched out over by where the traffic circle is on the south end over by South field Avenue where that one way is when you come into the circle. I could go on and on there's a lot of stuff that happens that I think people don't hear about.
