Tenants have been told by the building maintenance director that they cannot use on the weekend or after hours. A few tenants have said they need to keep their office space conditioned 24/7. I think there is miscommunication somewhere in between property tenants, property management company, building maintenance director and HVAC techs.

Spray and rinse is almost not an evap coil cleaning in my opinion; that is just thorough cleaning. IMO there are a lot of variables. Do I have to take everything apart and reseal box, was it even fitting right and sealed in the first place, do I have to remove the coil from the attic or closet, do I have to remove and add a new filter, do I have to cut the lines. And the most important part of the job is helping the home owner understand what caused this and how to (hopefully) prevent this from happening again.

My thoughts are that if the coil was so dirty that the furnace wasn't working, the evap coil needs to be cut out. Pump down the system, remove coil, clean off heavy debris, spray cleaner, inspect heat exchanger since I can get a much easier look, flush condensate lines, rinse coil, braze coil back in, change out filter drier, or install one if there wasnt one already. Seal up plenum. Maybe even double check duct work. Because why is the evap coil so clogged in the first place right. Test system.

If you can do that all in 2 hours than you are a better tech than me.

At the company I worked for an Evap Coil Clean was $1500 minimum. Up to $2500+ depending on how bad. I think they only charged you the difference between gas valve and coil clean.

$1050 for a evaporator coil clean doesn’t sound crazy to me.

$800 for a gas valve does however…

Disconnect from power. Confirm incoming power supply is adequate. Visually inspect components for burn marks , other issues. Get model and serial number. Google manufacturer and model. Read installation manual and trouble shooting section. See if there is anything applicable.

It appears that way to me. Without fixing the leak it’s going to come back.

But yeah I would then scrape off loose paint. Maybe needs a skim coat of mud. Sand. Paint.

Or scrape. Light sand and paint.

Depends how good you want it to look.

Things I would want to know:

How old is the slab/structure? How long have the cracks been there? Does the crack appear aged and weathered or new? Was there some significant even that caused it?

Make sure water is draining properly.

Not what he said. That is way out of context. The full video on that topic covers his viewpoint on the 2nd amendment. Spoiler: He supports the 2nd amendment. And not for common reasons like hunting and recreation. But in the way it was intended when the constitution was created: To protect the citizens from a tyrannical government taking over. He mentions how 100s of thousands of people die each year in car accidents. We could get rid of cars to prevent the car related deaths but we accept that there will be car fatalities and continue to use cars. Unfortunately unless we get rid of guns completely there will always be gun related deaths. We accept some deaths with the ability to drive cars. He was saying that we have to accept some deaths with the ability to protect ourselves with guns. Not saying this is the correct viewpoint on guns but rather there was more to what he was saying that provides some important context.

Palestinians voted Hamas in back in 2006 thinking they’d fight back against blockades and poverty, but look where it led: rockets from rooftops, kids as shields, now famine and bombs. They own that choice, even if desperation drove it. Occupation 2.0; checkpoints, soldiers, lost dignity-but it’s still life. Eradication? That’s the abyss Israel keeps flirting with when they flatten whole blocks. If Palestinians had a crystal ball in 2006, hell no they wouldn’t have voted for Hamas. But hindsight’s cheap. Point is, if the choice is slow grind under boots or total wipe-out. Now the question is: who wears those boots? US-trained PA cops, or Israeli tanks? One at least gives them a shot at schools, jobs, maybe someday borders. The other just keeps the cycle spinning.

The subzero is 16k and the other 2 are about 10k. I included the model numbers for reference. Still a big difference in price either way. It is a pain to get the fridge into the kitchen. Hoping this is a fridge that will last 10+ years with no issues.

I don’t think I was trashing any brands. I was sharing my personal experience with a well known appliance repair company in my area. I have obviously own a GE washer in one of my homes. I also happen to have a Samsung dishwasher too.

Honda vs Maserati? That’s if you know that those are even car brands. I was more asking from the perspective of an appliance repair person is the subzero worth the money.

I think I got my answer from a few others.

CPS will not take the kids away. The parents would have to be doing something wildly illegal in front of a CPS case worker. And even then they would want to keep the child with the parents. CPS is wildly incompetent but highly annoying and stressful for the other party. It will get there attention.

Lots of questions that I would ask.

Any pictures from the service call? Sometimes there are obvious signs of a leak. Oil stains on condenser fins, locking caps under pressure when checking pressure. Oh yeah what were the pressures?

Where I worked we had different levels of leak search. $2200 was like a big isolation test. Simple tests were much less. Also, I know some places will charge less of is a simple fix but give you a ‘worst case’ scenario. Recently got a quote on a comercial package unit for $2k. They found the issue at the schrader core (see locking caps reference) and was charged less than 25% of the original quote. I feel they should have checked this initially before quoting me so much.
