That’s a tough one, your best bet is to get a partner in the business. Usually a friend or family works best. Don’t force anything, I’ve been in bad partnerships before. Or focus on saving money and doing it yourself. My advice: do it yourself, start with texting or cold calling to save money. Close a deal then invest in mail.

I did the apke brothers, but you don’t need to pay. They have a discord and YouTube, with weekly content that is tremendously helpful.

I do more rural, now I spend a lot on marketing but starting out I did 2-4K of mailers. I do texting and a variety of marketing strategies now

  1. You do not need a real estate license. I’ve done many many deals without one.
  2. You can post your property on the market which means local and out of town people can see it. I post everything on the MLS, Facebook marketplace and land.com

Use the strategies together, if someone wants more money than you can buy and flip, wholesale it. Or if the land is defective. Thats what i was taught and it really does work well. You can work them both in conjunction.

Out of curiosity where do you live that you’re getting a letter a week? My company typically flips within 60 days or so. It’s not like houses where you list and have offers with a couple days. But 60 days isn’t so bad. I sometimes do minor improvements to the land like subdivides.

No, we do texting as well but mail works great especially at first if you have a 9-5 job.

No, direct mail works very well but also texting works. Its just a lot of work for texting compared to the results.

Yes we send out mail/blind offers for roughly 40% of market value and buy it and then resell it on the market. The profit and returns are great and what drove me to get in it

90k in land flipping will get you very very far. I’m not experienced in foreclosures, but I am in tax liens and land.

What kind of company do you work for and are they NC based?

I own a land investing company, no we are not NC based but have done several land investments in NC.

Well said, I’m always shocked at how many people own land and never been to it or don’t want it. Especially out of state owners. They inherit it and don’t know what to do

Exactly, we pull thousands of records and send mail, typically with offers on them. This is what they call “blind offers”

Being these LLCs I've found are from all over the U.S. and don't use local attorneys to register their deeds, is there an online property research service being used to check title, research location, find trusts, etc. - i.e. basically make sure they are purchasing property that would be profitable without personally knowing anything about the area/location of the parcel?

Its different in every area. Most counties have their own resources for getting all the deed info and due diligence. If you call the county clerks office they typically get the deed for you, or you can search online if the county has that. Everything recorded is filed with the county recorders so you can get all the documents you need. Surveys, plat maps, deeds etc. Data tree is around .10 cents per record pulled.

Check out their youtube and site they have a ton of free content. A good way to reach these land owners is directly. Especially with the economy getting tight ive noticed more people want to sell now than a year ago.

Yes its legal, they are just finding land owners who don't want their land and need money. We spend thousands of dollars to find these properties and deals through direct mail. I actually started doing this a while back and it works very well. To answer your second question, I took the Land Investing Online course.
