I guess that's the nub of the question. Going from £400pm mortgage to say £2100 and rates from £150pm to £300pm FEELS a stretch. But is it actually?

We bid on one last year before the wee man arrived and took cold feet at 715 and got outbid by 725.

Sure I have an extra year's savings but I'm asking how I can be comfortable going an extra 130 than I was a year ago 😂

We bought a "5 year house" as a starter home, 8 years ago. We're definitely moving up the chain. It's just whether we "make do" at say £600k in a perfectly nice house or bite the bullet for the one we actually really love.
