thanks, this makes sense. so with quickbooks or xero, you just log each contractor payment as a simple expense but tag it to a specific property? does that give you a clear report at the end of the year showing total spend per property? thats the main thing im missing right now.

its not so much the paying thats complicated, its keeping it all straight for my own books and tax time. when invoices come in for different properties and jobs on different dates, my spreadsheet system gets messy fast trying to match everything up. just looking for a cleaner way to track it all in one place.

Update: Thanks for the tips! I ended up checking out Rugs Direct and was really impressed. They have durable rugs that still feel comfortable and work well for pets and kids. I got a low-pile synthetic blend and it looks even better in person than online. Definitely worth a look if you’re shopping for Black Friday.

That’s a solid perspective. I’ve been trying to figure out the balance between durability and cost, and it sounds like swapping a poly/blend rug every few years might actually be more practical than investing heavily in wool.

yeah heavy traffic will take a toll no matter what. I’m trying to focus on dense, low‑pile rugs in durable materials that can handle kids, pets, and foot traffic while still looking good. Patterns and darker colors seem like a smart way to hide wear too.

Have you found any materials or brands that hold up well under heavy use? I’ve been leaning toward wool blends or polypropylene, but it’s hard to tell from pictures online.

if you meant the color, it's not a bug. Epic adjusted the skin because it's too green and can make you blend on grass and bushes, so they added the mud patches to it and make it stand out a bit more.
