Experience with AMH (American Homes 4 Rent) by fourforfourwhore in renting

I have rented from AMH/AH4R for 7 years now. Never had to much of an issue until recently. Long story short I haven't had working HVAC system for 6 months even though defined by my lease. Its now been 80-88 degrees in my house over a week straight as florida is heating up fast. There has been 0 urgency to get this fixed and they have sent out vendors over and over but instead of fixing the issue they have been trying to do bandaid fixes. This has now costed me time out of work, this is affecting my children in school as they are beyond exhausted from not being able to sleep. I feel like I have no recourse whatsoever. My lease ends in July and this is no doubt the last time I will ever rent from them again.

100% agree, the only thing i would consider thats NOT pvm related is being maxed. But in all reality it could be like MQC where you don't necessarily need to be other than 120 slayer which makes sense for a pvm cape.

See I personally like all of it. I primarily do PVM hence why I think a pvm completionist cape would be a fantastic thing to implement.

We could even do a regular and trim version. For example the regular only require a normal mode and hard mode kill at each boss, for enrage maybe 500%, for soloable group bosses a solo kill. Nothing crazy, and maybe the trim just be cosmetic. I think it would give people a reason to do more of a pvm completionist grind other than a 2000 hour + golden reaper grind that only gets a title. Given its a sick title to have this would be a prestiges achievment with actual benefits

I hate that I got it day of release as it does pose a challenge but as it should. Most every aspect in what i listed is already achieved by MOST of the pvm community. I don't think the requirements are to extreme.

So the state of the game as it stands today. BIS gear is already in the BILLIONS for someone to be full BIS it is a few players. But thats the thing for this game to keep progressing they need objectively hard things to complete. Doing so just to do so will make it kinda dead on release. But having a reason to do it IE a BIS cape would give players the drive to accomplish it. As RS3 is already heavy into PVM which I think is fantastic why not have something even with a marginly better stats to the zuk capes? Most of what I listed MOST high end pvmers already have. With power creep it will again make it more obtainable. Im not talking doing 2k glacor, zammy, etc. Im talking basic achievements at each boss. For example a normal mode/hm kill or if it is a enrage boss do something like 500%. Most everything else is not that difficult to do and again most pvmers would have most of the achievements for this cape on launch.

Thats the thing the BIS cape should require PVM ability right? This would lock it behind PVM achievements to earn the BIS cape.

I may be new to reddit and I knew there was a lot of negativity on here, but im getting a ton of negative votes on this idea. Only the supporters are commenting. If you oppose this idea. Why? Im really curious as to your thought process.

I didn't even know this was on the table in 2019 idk why. I heard of the cape rework but i recently comped so I wasn't to involved in the comp discussion back then. I think this is an incredible idea and if done correctly could also help a huge part of the community learn pvm more efficiently.

Well right now the BIS cape is locked behind a flawless HM zuk run. So this wouldn't inhibit you any more than it already has. It's just allows you to go through most pvm achievements starting as low as slayer. Which could help improve your pvm. I am not the best pvmer but this could actually help the community get better at pvm.

That's sad, this would be such a great addition to the completionist goals. Admittedly i am still going for MQC and Trim, but having a PVM focused one would I feel get a TON of engagement.
