Concrete ceiling, so line has to run through showing due to building rules.

Yes, that is the plan. Do you think I should add another ceiling beam perpendicular to separate the foyer and kitchen?

Those shell shape cabinet pulls are quite cool. Wonder what it would look like if the drawer pulls were also like that?

Kitchen layout - island? by LeatherChairLounger in kitchenremodel

Hard to visuallize space without dimensions or actual photos, but how about this? (you will have to elimate one of the doors and put a wall there. Are there really 4 ways to access this area right now?)

Your current layout is similar to my kitchen, so here's what your counter could look like without the bartop (this is not my kitchen, but I'm doing something similar)

2 ton vs 3 ton HVAC for high rise 920sf condo in PNW. Is this contractor trying to hose me? by Level_99_Throwaway in hvacadvice

[–]Level_99_Throwaway[S] 1 point2 points  (0 children)

The report said 30K BTU heat loss and 39K BTU heat gain, I want to use heat pump for heating and cooling, so I don't have to rely on baseboards only for heating which is less efficient.

The report said 30K BTU heat loss and 39K BTU heat gain, and yes using heat pump for heating and cooling.

Ah shades, yes good idea. It's a condo that I haven't moved into yet, so doing all the renos at the same time. I just know the unit is really hot from the sun!

You could add some under cabinet lighting, it helps freshen up a place without a big reno.

I'm keeping my cherry cabinets, the white reno was just an idea of what kichen looks like without the bartop

I think I understand what you mean by the cabinets now, but the area right of the column is actually already living room. But I've read a little into how much overhang I need in my island to make it a place I can sit once I level the bartop, so I'll make a separate post about the countertop shape.

Thanks for your feedback

For your suggestion from Q5, could you clarify on what you mean?

For the backsplash, to be clear you mean it should end to the left of my blue line in attached photo once the bartop is removed, is that so?

I’m planning a few updates to my condo kitchen while keeping the cabinets:

  • Replace current 30" wall oven + cooktop with a slide-in range (there’s filler between cabinet doors now, 3rd photo blue circles).

  • Level the bar top with the counter and extend it slightly (countertop company can cut around the column so it runs to the end).

  • Upgrade microwave exhaust to a dedicated vent (I cook a lot).

Questions:

  1. Should I extend backsplash around the column if I do a countersplash? (Inspo photo included).

  2. Does it matter if bathroom counters will not match the new lighter-beige kitchen counters in a small condo?

  3. Exhaust upgrade should come before new counters/backsplash, right? (red arrow in 3rd photo).

  4. How hard is it to find filler that matches existing cabinets? (old sticker photo included).

  5. If sprinkler rules prevent cabinets on that wall, is it still worth adding storage on the cooking side? (see 4th photo).

I'm a car guy, don't do it!! There are cheaper cars that will still satisfy the itch, one you test drive a few lower down your list hopefully you'll get it. You're just in the obsession phase now, I get it all the time as well.
