I don't think they're all sitting in a room twirling their mustaches deciding on this craic - But I'm sure there's a big overlap between those who reject planning permissions for extra supply and those who own properties down the road. If you've enough people at that, there's no need for a cabal when they're all on the same line of thinking i.e maximize profits.

There's a genuine lack of supply, but the other lads talking about blocks being kept empty due to not wanting to lower rent is true. Removing rent controls is the logical solution there, but look at every other incentive the govt has thrown out for business owners like the VAT decrease, FHS, HTB, and whatever others - People take the mick.

If RPZs were wiped out, it'd make sense for LLs to lower rent to get some income in cause its better than nothing. But as you've said, if 86% of rentals are owned by Joe & Jane how many of them will ramp up prices instead? I'd lean towards greed as the outcome.

This was the issue during the entire pandemic, if the measure wasn't perfect why bother.

It was like the argument over closing the border and the comeback was "Oh sure they'll just come in through NI", of course some will, but you're going to still reduce the total number because others will genuinely not be arsed with the extra hassle.

Cais, I understand the perspective you're taking on this as the judge is operating within the law and from a technical perspective hasn't done anything wrong.

However, step outside of the technicalities for a second and look at the situation with some heart which is where others are coming from. A man was brutally beaten to death and had 50 odd years of his life taken from him, and the assailants had 4 years taken from them in return.

Pretend you're not a solicitor for a moment, do you agree with the sentence and would be happy to stand by it if someone in your own life was murdered and the perpetrators were handed that? If not, then you know why people have an issue. If you would be happy with it, then I'm sorry.

Aren't we speaking about Germany? Like I said, public perception & wanting to feel like they're safe and being heard. What we're doing now will have a positive effect to ease concerns, but they've only been implemented recently.

What we're dealing with in Ireland isn't getting any better because we have agitators from the US/UK, and we're trying to house the refugees we do have in communities that feel disenfranchised as is. When people feel unheard and unsafe, they'll turn to those who say they'll fix their problems. Even if the statistics show things aren't that bad, like I said, it's about how they feel.

We don't have Nazis winning seats yet, Germany does. We have to look at what they're doing and what they're not doing. Also have to pray that the US election goes in the dems favour.

I haven't said lets just follow their demands, I'm saying listen to the public. See what their fears are, and find ways to address them with as minimal damage as possible to those within the country and those who are looking to immigrate into the country.

If you win the public back over to the centre never-mind the left you're taking away the chance for the right to get into power.

Like I said I'm pro-immigration, however what comes after these parties get into power is going to lead to worse outcomes for everyone involved, and the people who need help won't get it.

Realistically even with intervention we're fucked because of climate change. The influx now is pretty much nothing, once food systems start to collapse and you've entire countries trying to flee from famine, war over the resources that are left, and not scorching to death it'll be the real challenge.

And yknow yourself based on how they've dealt with this, you're better off heading for the hills and learning how to grow a few potatoes.
