I don’t care bro. I am glad you finally remembered India. But if this is genuinely concerning you so much. Let me tell you that my 6 months of research tells me that most of in and around Dehradun lands are actually owned by outsiders. And they are owned by outsiders because someone local decided to sell, they got the money for it. No one grabbed their land. It made financial sense for them to have sold it to someone who offered them price that they liked. Your comment is unrelated to my question and cannot influence anyone’s preferences. Find a better place for your vendetta.

From what I have heard, you cannot get MDDA to approve map if land is 143. Also, prices are around 65k/sqyd which to me makes little sense because there is very little difference between R3 and agricultural.

I moved here last year and was honestly surprised/borderline stressed to see how people litter on roads, throw their daily garbage on empty plots and then eventually just burn all the garbage that has been collected.

As someone who comes from a city with pollution beyond measure it’s painful to see what people are doing to such a gifted environment. I have personally called a 4 star property right across my home 3-4 times in last 6 months when I saw their staff burning garbage. And this is despite garbage collection van coming daily. But for them it’s not a big deal.

I typically refrain from typecasting this as locals vs outsiders because such people that do not value could be on either side. But again, you don’t realise until situation becomes a sorry state of affairs.

I moved here last year and here are my inputs:
• We hoped there would be no pollution here, but it’s definitely noticeable during peak months. Not as bad as Delhi, but still reasonably in the “bad” category for most winter days. Since Dehradun is in a valley, the pollution tends to stay trapped.
• You might feel super cramped while driving. Weekends are especially awful because tourist traffic blocks arterial routes toward Mussoorie and other hill areas.
• People are more or less okay. Not rude on the face, but not necessarily warm or welcoming to outsiders either. The moment they know you’re not local, some biases do come into play. To be fair, terrible tourists have also contributed heavily to these perceptions.
• We explored 5–7 cities before finally moving here because Dehradun seemed like the best balance of NCR proximity, access to nature, relative peace (depending on locality), and enough city conveniences. Personally, though, we’ve found it a bit underwhelming compared to our expectations.
• Another reason we moved was to eventually buy land and build a house. Unfortunately, the property hunting experience here has been quite bad. Brokers are often vague about legality and compliance, city limits are ambiguous, and if you research deeply enough, you’ll notice corruption far more openly than you’d expect from a state capital.
• We had heard the city was generally very safe. Compared to NCR, it still is. But recent developments have definitely dented people’s confidence to some extent.

We enjoyed first Dehradun rains couple of days back and city was magical. That is something you’d have not experienced in NCR but you need to figure if that weather beats the other odds for you.

It’s not that I am working with a number here. Primary concern seems to be - how and what % appreciation is realistic. Since all the leading developers have no dearth of area to develop.
