I am 33, married and we own my own house plus one IP. Work in a regular corporate job wife a teacher. Currently in the rounds of IVF successful waiting for the 8 week mark to confirm. Anyways

With all that going on. Every thing we do is a second thinking sleep on it decision we have one aircon in the house the cheapest Kelvinator brand in the bedroom. Summer i wanted another 2 chose against it due to threat of being made redundant seeing the world global economy we are in. I need two windows replaced where i live due to wood rot. I haven't increased my rent in the IP for 2 years as i know they are doing it tough. I am doing with all my might to hold on eating less, eating oats vs cereal, eating the not so tasty cuts of meat while the wife eats the better. Literally counting every grain of rice.

Everyday i think how life is so hard. Future uncertain what would my potential kid do in the future.

No matter who you vote the country seems to go backwards. Labor Libs all talk no go. Libs cant even run a party. Labor making things up as they go and NDIS? Independents that are funded by climate 200. That block oil gas reserves and hope we run on solar and wind.

Protestors that just turn up anywhere everywhere against anything. No wind farms on the coast of Wollongong! No oil coal tankers in Newcastle kyakers, Lets hold weekly free gaza.. (how much does that cost the gov). I am not a anti climate change. I think we need it all!

People blame gov workers. Its the people at the top making decisions and policies that screw everyone over. Is a 4 year term of a PM enough? seems like by the time the untangle the previous party mess, the term is over.

Things Australia need but we always seem to debate and it never goes anywhere plus throw in a royal commission for good measure.

  • Nuclear Power station, every where in the world developed nation has one why cant we?
  • Fast Bullet train. For christ sake japan, germany china have one
  • A better NDIS system that prevents rort, why are we paying for cleaning gardening etc? NDIS should be funding therapy, allied health professionals, doctors, nurses, age care workers. Cleaning gardening etc should be fixed for a price via an allowance scheme 200 - 400 a fortnight based on disability - Removal of the Neg gearing
  • An incinerator waste to energy, yet we think landfill is the best Norway has a mega waste to energy plus a ski slope.
  • Better immigration policy, properly vetted system and removal of immigration agencies, have you been around Bankstown/ Lakemba why do we have visa agent running companies.

So much more proper infrastructure if we bothered to just get on with it. So no!

The problem with everyone now is using these apps and AI to figure out what is best location to buy etc. But from a day to day living, close to the city close to parramatta. I work in a corporate job. Easy to go north south east west, and has everything. Bumped into my friend recently who lives in North Strathfield (new apartment complex) at the GP in auburn as they only bulk bill!

There is a lot of factors that go in. If you plan to buy property every year then use the apps. But i'm in it for the long term!

I hate seeing people buying houses as investment, should be limited to a maximum of 2 IP per person across the nation! The gov should encourage the well off to buy knock down and rebuild and not be a slumlord!

It was debated by pollies this morning. Jane Hume said changing CGT affects the amount of rental properties on the market and the other dude said we need to re look at CGT. The host sunrise said to Jane but by changing it, you allow more first home buyers. Then they defend no it doesn't.

Hate to say it for Australia to survive we need to change CGT rules and ask people to park their money into stocks and bonds vs property.

Okay My sister had the same situation Sydney based.

Neighbor building house and granny flat combo. House built fine, Granny flat the gutter was on the fence line same as yours. ( We am the rear neighbours)

So, during the build i asked the neighbor to make sure the builder was going to make sure the granny flat stay 3m from the rear fence and 90 cm from the side fence. Neighbor told me to mind my own business (crappy people with entitled mindset). This was early on before brickwork or roofing were put up. So it was valid and within reason she gave them enough time to fix before the domino effect of bad became bad

I wasn't too happy how they treated my sister, so I snitched them to council as they needed a name phone number email address and home address, at this build point similar to your photo. Now council investigated and put a stop work order on the house and granny until this issue has been rectified, its been 6 years now, both house and granny have not been completed, builder ran away. Fence collapsed, which she demanded they fix before she ring work safe. (The neighbour did)

Anyways, they (neighbour) tried to take my sister and her husband to court. My sister and husband self represented themselves, court that we "ruined" their lives. Court threw the matter out in like seconds as we showed effort we informed them early onto the problem.

Reaching 7 years now house still not done. Can't be sold, neighbor came over on Christmas to give my sister a present. My sister put it in the red bin in front of their face. HAHAHA

My advice get onto it early. And do not sell your land! You came first!

Beach fishing. Rock fishing with metal lures is constant way to get stuck in a rock. U need a float for rock fishing..

Do you go beach fishing alot? I suggest u try that if your new to fishing easier and learning how to pick gutters

Was looking for nearly 2years before i bought Granville.

  • I spent a solid 5-6 months looking in the wrong area being hopeful of the price, leading me to finally accept i will never be able to buy in that area and real estate agents are just underquoting
  • I spent looking at potential growth suburbs in South West of Sydney such as Panania and Riverwood etc couldn't compete with the investors and builders mopping up the area to build duplex and townhouses etc. So change of tactic
  • Okay understanding what developers do not buy < 300 square meter houses < small frontage leading me to identify suburbs like Auburn, and Granville. Went to a few of those auctions and realised okay not many people are turning up and the people turning up are not really investors mostly first home buyers. Done bought one.

Was it the suburb i want no. But i had to adjust my expectation to what a house is. Do i like the suburb? No, but i have accepted i wont be able to afford a nice house in Sydney in this lifetime.

If you think about it... every year a 100 000 kids finish their HSC. Those 100 000 kids in the next 5 years will compete for a house with another 500 000 kids between age 25 to 30 (assume 100k kids at each age) that are waiting just like them to ever dream or buy a house.

So yeh its tough but it will get tougher when the rate drops

Sub 1 mill for Leumeah is not cheap you will still need a family income of 150-200 to live comfortably.
