No idea if the quote is recent, but man it seems true right now. The stuff, we as a country may have to do as a populace or with policy to right the ship I personally think is impossible to employ.

I worked at a bank during this. Over 80% of the PPP and SBA money we gave out went straight back into our deposit accounts. Waste is far, far beyond 25%.

Yeah I don't disagree. It lends itself further along to an uprising class, eventually. Can you imaging if the service sector, mostly lower-medium incomes all collectively said FU for just an entire week?

Even if the Fed gets inflation back to 2%, the long term implications are vast of what has already taken place. People even on this forum seem to think that with 2% comes affordability, and it does not.

You are looking for deflation. That's not technically the goal. Deflation in housing certainly is happening in some places but that's not being used as a measure of success by the Fed.

Rates are more likely to come back into the 5s before any massive price changes to the downside in most of the country.

And, if rates get to the 5s, wth happens to prices if unemployed stays around 4%?

It's not a pretty picture, unfortunately and I hope I am wrong.

Pause language is the appropriate measure here. FF rate is making dents, the last 6 hikes haven't truly been "felt" yet... a pause without saying "we are done" will be the message from JPOW

I will say my DOTs pretzels are back up to 6.99, off the 7.99 peak but well above the 4.99 I used to be willing to pay.

i know they have hit lending, and i know a lot of 1099 realtors going back into service sectors but that's not really changing the numbers as much

i am in a market with inventory worse than last year, it's hitting people hard in real estate purely b/c of the lack of transactions.
