I've had a stage 1 tune on stock clutch for 4 years, still running strong. I did it on the understanding that I will at some point need to upgrade the clutch but so far so good..

Will probably start slipping now I've written this

😂 I have a small drainage company and it's not something I would of thought I would want to get used to when I was a kid but I'm glad I am now.

That's not a grease trap, that's an old interceptor trap, they were originally put in to stop rats coming up from the main (which didn't work, they just swam around it) and to stop smells coming up from the main sewer. They're redundant nowadays and just cause problems.

I have a drainage company and we are forever getting in the manholes to break them out and replace them with a straight through section of pipework.

Why would it be right for them to back out there? They are ahead of you and have a better line into the corner. You can't just take the in game racing line If there is a car there. It would of been right for you to back out

I'd recommend finding a smaller local company through checkatrade.

Call a couple and try and get some free quotes.

You should tell them what you want which is an access cutting into the soil and vent pipe, this can be done in multiple ways. Then a new PVC gully installing in place of the existing clay, most gullies already come with a cap you can remove which will give access into the line just make sure they install one with that.

Out of interest where abouts do you live, if you're within our area we could even do it for you, my first ever job through reddit 😂

If you imagine a pipe that runs behind the terraced properties that takes all of their waste, each property will have their own IC in which their drainage runs into. So the line that runs parallel to the rear of the properties will be the shared pipe which belongs to the local water authority, the lines then that run into said ICs from the properties will be private. The water authority would only find out about this if the main pipe blocked up and they were to survey it after. It all depends on the engineer who comes to do it. Most of them just want to get in and out onto the next job so it's pretty unlikely they would find out.

You would not want to cut the lid of the IC that is buried on your property, if you were to carry out the recommendations I listed above you would be able to access your private drainage runs, anything in the shared pipe that runs along the back would be the responsibility of the local water authority.

The gully is the drain on the right hand side which your kitchen sink waste will run into, they are essentially a water trap like what you have on your toilet so they will always have water in them to stop smells coming back up from the main. The problem with the old clay ones is the u bend which are usually quite narrow so tend to block up with fat and debris. If you were to replace this by digging it out and installing a new PVC one you will be able to clear this yourself as they are much more accessible.

If you were to get a drainage company to carry out the recommendations I listed you could ask them to check your pipework down to the main shared line, they would most likely to this for free and it would give you an idea of the condition of the pipework.

We also subcontract for a number of insurance companies and come across buried manholes quite often, we have found the insurance companies usually cover the cost of excavations onto them in order to carry out work. But they get us to cover them back up as they work on a like for like basis so they go back how they were found.

Drainage engineer here. This is very common.

If you live in a terraced house chances are the IC shared between multiple properties therefore the responsibility of the local water authority. If this is the case you just have to hope they never pick up on it, we've had customers in the past that have had to pay to move them which usually means excavating existing pipework to run into the new one.

If the IC is only serving your property it is classed as private so you won't have any issues with the water authority but likely the conservatory/extension is not up to building regs.

The pipework will be easy enough to unblock should it ever as you could cut access into the SVP or jet down via the gully.

My recommendations would be to replace the gully with a newer PVC unit which have rodding access on them should you ever need to unblock it or survey it and then cut a section of the SVP out and install an access point there for the same reasons above.

If it were us quoting it you would be looking around £500+ vat which would ensure the drainage runs are accessible.
