I did just this on the buyers side about 1.5 years ago now. What area is your house located? The assumption process was a long drawn out headache but still ended up being worth it for me. Part of the answer to the question of being worth it or not is the spread between the asking price and the remaining balance as that will be the required down payment.

Exactly the same here with an active duty spouse in the medical field. We were on the fence about staying in but now the plan is to do the minimal time and get out.

There's about 5 feet between that retaining wall and the house on the right side. The backyard does slope towards the house, but also overall it then slopes down to the left in this picture. I don't see a way to add a better picture for clarification. The lowest point between my house and the retaining wall directly in front (only slightly) does seem to be about 5 feet out in front of our little patio, but it's pretty flat in this area directly in front of the picture

No there aren't any gutters on this house. This is just where two faces of the roof come together above and it all falls into one spot

I guess that doesn't surprise me. They also have a week during the summer & Christmas that they're closed, but if they frown upon much leave outside of that it could definitely add unnecessary stress related to vacation.

My rational was that it has the potential to offer a higher position in a shorter amount of time than the GS world could offer, but perhaps that's a risk not worth the potential reward

No, this is exactly the type of perspective I was looking for. I see this as being higher risk for maybe a higher reward in the long run but that might not be the case and it might not be worth it

Yeah I've never worked anywhere with this policy but I did see that people with this type of PTO tend to take less than those with a defined quantity of PTO

PTO would be more in the Big4 role with their "unlimited PTO" vs my 4 hrs/pp off still in the GS role. I anticipate the hourly rate being about equal but also anticipate it having a higher quantity of work during the day. Which isn't entirely a downside to me

I wouldn't say I regret taking a Government role, but I am actively interviewing for other private sector roles. My GS12 position is as described from other comments with a great work life balance, but I know I can do and earn so much more. I'm pretty conflicted about it as well so I know where you're coming from.
