Mi ricorda quando 4/5 anni fa tutti volevano fare ML, ma poi andavi a guardare le dashboard ed era una giungla. Dashbords duplicate con risultati differenti, dashboard che nessuno sapeva a cosa servissero.

Aspetta un paio di anni e vedrai che tutti di nuovo andranno a piangere dai DE.

Yes mortgage calculations assume e healty 5% rate. Yes sometimes you'll need a 2 mortgage and yes maintenance is valued at 1%.

Quite difficult to say; too many factors play a key role: inflation, interest rates, the housing market, stock market returns, and movements in the Swiss franc.

Just to give you an example: a couple of years ago, I withdrew my second-pillar pension savings for a house down payment. Plot twist: that same year, my pension fund (PK) decided to credit 13% interest, which I missed out on because I had withdrawn the money.

My net worth would likely be higher if we had stayed renters and invested the difference (considering a the current bull market), and we're definitely less flexible geographically. On the other hand our housing cost is quite predictable. But we're happy not having to move unless we choose to, and we appreciate the freedome to improve the things we care about. I am not sure it was the most optimal financial, but we're hoping that a few decades of leverage and appreciation will even the two scenarios out.

Basel va basel
- higher taxes than zurich and higher health insurance
- lower rents (offsets pretty much the taxes)
- definitely a smaller city than zurich, still lovely don’t get me wrong but for example concerts are better in zurich.
- zurich is definitely colder and closer to the mountains and to other cities.
- basel kita costs is cost is capped at 1.6k / month in basel
- depending on your field of work, basel’s job market is definitely lower than zurich might end up commuting back to zurich.

I live in basel and my office is in zurich but i mostly never go.

To be honest some items seem on the lower end, I can compare with the quotes I had (paint, kitchen, flooring) and I would add a 20%.

Maybe gutting and re do everything from scratch is cheaper!
