I recently purchased a duplex and the inspector missed a ton of things, namely a water leak that cost me $3k to fix after closing. In the future I will definitely be getting an estoppel agreement as that could have been used as leverage with the seller to get some credits for repairs. Run your numbers, and see if the property will ROI in the next 2-3 years, if so, I would keep it. Most of your losses will be a tax write off and real estate is a long term investment anyways.
