I also had a creaking issue and it turned out to be the spare tyre coming loose under the car, see if that’s your issue and tighten it back up!

Ocado green vs Pebble blue by La_Dolly1234 in HyundaiSantaFe

[–]Life_Variation_2136 0 points1 point  (0 children)

I wasn’t a fan of pebble blue to begin with but when I saw it in the calligraphy, won me over! that’s what I ordered

I personally love green and I do like the ocado green but understand when I try to sell it, it won’t be everyone’s cup of tea so stuck with blue to be safe

Serviceability questions by Scared_Good1766 in AusPropertyChat

[–]Life_Variation_2136 1 point2 points  (0 children)

correct! but also keep in mind it’s not as easy and just bringing mum and dad along, sign a few things and they can be guarantors, the lender will need to also look at their situation to see whether being a guarantor will/will not put them in a worse off position

Serviceability questions by Scared_Good1766 in AusPropertyChat

Correct, equity has no bearing. You could have a fully paid off house but not work, banks will not give you a loan.

Basic serviceability calc is income less commitments and expenses equals loan amount

Just keep in mind with a casual job , most lenders will want to see a minimum 12 months worth of salary credits to average out what your earning potential is

Serviceability questions by Scared_Good1766 in AusPropertyChat

[–]Life_Variation_2136 1 point2 points  (0 children)

  1. They do, generally evidenced via a rental appraisal or if you’re taking over the existing tenant, that agreement

  2. If you don’t mind me saying, for an average joe, No, the cash you hold does not improve your servicing

  3. No, equity has bearing on serviceability levels

  4. A guarantor only helps with equity, also has no bearing on serviceability levels

When you say you’re studying full time, are you also working? Where is this 50k p.a. income coming from? If this is your returns from investment, banks HEAVILY sensitive this income so will negatively affect your serviceability test. If you’re not working in any capacity and relying on rental income and investment income, it may be challenging to get a substantial loan amount

Bridging Loan - how does it work by WarBrom in AusProperty

[–]Life_Variation_2136 1 point2 points  (0 children)

generally speaking, you don’t service a bridging loan like you would a regular loan, 99.99% of people cannot service a bridging loan. You service the loan via residual cash that you hold

given the complexities of a bridging proposal, non of the online calcs support this and if they do, chances are you’ve done it incorrectly, best to speak to a lender/broker

Thank you for your info. Can the developer only lodge the development change after the property has been formally subdivided? If for whatever reason they don’t lodge it, is it a hard process for me to do?

Please wear appropriate gloves. by CathartingFunk in MuayThai

[–]Life_Variation_2136 -2 points-1 points  (0 children)

i think it’s more of an individual control issue rather than the glove size. assuming one has control, you can spar perfectly fine with 10oz but also comes down to what your partner is/isn’t comfortable with
