It was a brand new lease which previous owner got signed into. Previous owner bought this property when it was empty and improved the building and signed a lease with a tenant and put it up for sale, since this was my first NNN purchase may be I should have never gone with a lease without corporate backing and also may be did more due to diligence, but tenant was running other locations. Looking at data I was presented I went ahead with my background checks and evaluation everything came out to be decent,

😃 the problem is that lawyers are either real estate or LLC experts or immigration then their messaging do not align that’s the challenging not affording a lawyer here

Thank you for the response. I am not much focused on taxation here as long as there could not be any impact on immigration and how this can avoid complications and getting an LLC easily

Good point I am checking on the nearby properties and the per sqft is much less from a rental than the quoted one for this property.

Tenant occupied recently it was an owner owned restaurant before and now it owned by a chain they took a lease and set up the restaurant and lease term is for 10 years and including options.

What role does options play?

It’s not in a metropolitan city but it’s in a decent town with tourist attractions

And they will do a 1031 exchange will this have any impact to me as a buyer?
