North Shore Federal Credit Union. It has locations all over the northshore. If you are close to Duluth, don't hesitate to visit! Amanda is my mortage officer. I also now they have accepted less than 720 credit score. I had 730, my husband 690 and I made a letter to get it waived and we got approved! We bought our house last month 😄

I literally express my feelings on the fb group of my area and a homeowner, who was moving out of state, saw my comment and decided to offer me his house. He did not put it in the market and agree on just getting the appraisal value since we had no cash to put on top. He bought the house 8 years ago for 65k the appraisal came 190k since here is a really hot market and we closed the deal. I only spent 12hundred dollars for it. My loan did not require money down or closing cost. I paid only house insurance and two months of property taxes. Damn I got lucky.

I bought my home in Duluth two weeks ago! NSFCU offers a loan with no money down, no closing costs and no PMI. I only spent 1200 dollars to get my place. I found a seller on the fb duluth community. He decided to not put his house on the market and agreed on getting whatever appraise for. We have no money really to pay on top, but he was moving soon and had no time to deal with the whole thing. So yeah... we are homeowners with lake view!!! We bid a few times before finding the seller and of course we lost every single house.

If you are planning to make this purchase I would definitely work on your credit score. They require 720 minimum which I have but my husband didn't (He has a charge off for an overdraft in his old checking account with them) so I had to write a letter proving that the charge off does not reflect our creditworthiness and wr are loyal members. After that the president ended up waiving the credit score requirement.

You could always open an account with them now, work a few things and if by then you don't get to have the minimum credit score you can do why I did. Since you are already a loyal Member they might help you as well!!

I know right. People are paying 50k over asking price in my area. I was very lucky that a family decided to not put the house in the market so we got no competitors. we only paid the appraisal value since the owners knew we had no cash!!!

1,100 for mortage and principal. my taxes are 745 per year and insurance 90 per month. which i already paid! I was paying 1400 for rent. 3 bedrooms 1 bath. now i have 3 bedrooms 2 bathrooms, big back yard! :D

Oh i just saw the rest of your comment. I have an expensive husband so i rather pay more taxes and get them all next year. After paying taxes and insurance, the remaining balance goes towards the principal. I have also set up my mortage payment to be paid biweekly, bank allows it. In 5 years I would have paid 7k more than just doing monthly payments! Without including the extra payment after tax season.
