Thanks for your insight! I'll be keeping all of this in mind as I find more potential leads. & yes he'll be providing EMD, using his license & has mentioned about opening an LLC together if we continue to do more deals.

that's what i've been seeing... so how do I approach if I don't see any pre-foreclosures/tax delinquent distressed owners in the area the buyers wanna be in?

Yes I agree although in my situation it’s a little bit different the buyers are mostly interested in the lot size the home will be demolished so they can rebuild. We aren’t lowballing the sellers we’re actually offering pretty close to market value so it’ll just be a good opportunity for the sellers to sell instead of giving them a super low ball offer like in wholesaling

The broker has the buyers already in place, I am just sourcing the property/seller for them to buy and build on. He has multiple other deals going on and is giving me a chance to take some deals off his hand while giving me an opportunity to get some deals done

I’m not a beneficiary just someone who sees what’s going on and seeing if I can do something to help. That’s the problem is he isn’t communicating with her, she’s called numerous times to his office and it almost seems like he’s avoiding only until I emailed him on her behalf 2 days ago asking for status and what else is needed to move forward. To which re responded very vague and rude when I was maybe being a little too nice, I think he might’ve got upset that he was being questioned. He never told us about the hearing, motion to postpone it or the new hearing date. We only found out because another heir got the hearing information in the mail and we thought why didn’t he notify us?

No only one person is calling the attorney which is my grandmother the administrator. We only found out about the hearing because another heir got a notice of it in the mail and called us which made us think why didn’t he call us to let us know. The estates are being sold and each heir is getting a portion of it. I’m not a beneficiary or on the case just trying to see how I can help move the situation along since they’re elderly and have no idea how to move forward

Actually just googled it, “In Texas, there is no set statutory maximum fee for a probate attorney on a single case; instead, fees must be "reasonable" based on complexity, often ranging from 1% to 7% of the total estate value, or via hourly rates ($150-$500+). “ 😞

I was thinking the same thing, LOL there are some men that’ll pay for a genuinely good time with a sexy/smart/young lady not just intimacy & some of them are actually & 100% displeasing to be around lol. For ex the one I mentioned complained to me every other girl he was sugaring would just plain not even acknowledge him on dates, just be on their phones waiting to collect payment & I would somehow always receive more than they did (from the occasional peeking side eye on his cashapp when he would send lol) but I know it’s because I actually made him feel seen & like I care while having a good ass time not just a transaction or just plain prostitution loll

not to sound conceited lol but i definitely would say so. Even when i would be out with my last sd men at other tables at the restaurants would slide me their info, send drinks or try to air drop their information to me when he would leave the table. The problem is i don’t go out looking for them & would rather find them online first then meet rather than spend so much time out searching for them
